Penthouse Duplex Sud à Ocean Terrace : Un Monde Privé Au Dessus De Miami Beach

On one of the last undeveloped blocks of oceanfront in Miami Beach, Witkoff and Ocean Terrace Holdings are completing two towers that will hold 76 residences in total. Penthouse 22 South occupies a full duplex near the top of the taller tower, its terrace facing south down the coastline toward South Beach and the bay beyond.

The residence carries five bedrooms and seven bathrooms across two floors, with 5,270 square feet of interior space and roughly 2,299 square feet of outdoor terrace, for 7,569 square feet in total. That gives it more outdoor space than its twin to the north on the same floor.

Interiors throughout the building were designed by Robert A. M. Stern Architects, the New York firm behind numerous towers on Park Avenue and Fifth Avenue, working here directly on the water for the first time. RAMSA partner Paul Whalen has described the look as blending ”Art Deco and Miami Modern.” Kitchens carry custom white oak cabinetry and a honed white marble island, and primary bathrooms are finished in vein cut natural stone with vintage brass fittings.

Residents will have access to roughly 18,000 square feet of indoor amenities and 50,000 square feet outdoors, including a 75 foot sunrise pool, a separate sunset pool with a cold plunge and hot tub, an oceanfront fitness center, and a private, members only club with its own restaurant. Revuelta Architecture International designed the 20 story building, and a 5 acre park by Raymond Jungles, with a sculpture by French artist Prune Nourry, separates the property from the avenue behind it. Construction is expected to finish in 2029.
