QUINTA DA ERMEGEIRA — A UNIQUE HISTORIC HERITAGE WITH 7.5 HECTARES IN TORRES VEDRAS

Quinta da Ermegeira | Maxial, Torres Vedras, Lisbon

A truly unique property where history, heritage, nature, vineyards, and investment potential come together in a beautiful setting, just a few kilometers from Lisbon and near the Atlantic Ocean.

With 75,560 m² of land and approximately 1,706 m² of gross building area, Quinta da Ermegeira offers an exceptional opportunity for those seeking a historic estate with size, character, and great potential for appreciation.

AN ESTATE WITH OVER FIVE CENTURIES OF HISTORY

The history of Quinta da Ermegeira dates back at least to the early 16th century, with documented ties to Bartolomeu Perestrelo, son of João Lopes Perestrelo, the famous navigator and companion of Vasco da Gama on his voyages to India.

Over the centuries, the property has maintained a strong connection to the region’s history and identity, preserving architectural and landscape elements of great value.

Notable features of the estate include a historic chapel dedicated to Our Lady of the Conception, the manor house, the old winery, gardens, and various elements that testify to the estate’s historical importance.

MANOR HOUSE OF THE 4TH VISCOUNT OF BALSEMÃO — THE HERMIT’S HOUSE

At the heart of the property lies the former Manor House of the 4th Viscount of Balsemão — the Hermit’s House, a majestic building originating in the 17th century and later expanded in the 19th century.

Currently in ruins, the manor presents extraordinary potential for a restoration and heritage enhancement project, allowing the revival of a uniquely architectural ensemble.

The property also preserves exceptional landscape features, including:

  • A romantically inspired lake;

  • An artificial grotto with embedded stones;

  • A garden of approximately 5,000 m²;

  • Six majestic plane trees, traditionally linked to the birth of the Viscount of Balsemão’s children;

  • An old winery;

  • A chapel dedicated to Saint John the Evangelist, dating from the 17th century.

In 2002, the ensemble was classified by the Torres Vedras City Council as a Property of Municipal Interest, recognizing its historical, architectural, and landscape value.

A PROJECT WITH TOURISM POTENTIAL

The property is fully fenced, featuring a concrete wall built in 2001.

Consolidation works have already been carried out on the two main facades of the manor and the winery, as part of a more ambitious project to restore and adapt the estate into a Hospitality Tourism unit.

This project, approved by the Torres Vedras City Council in 2001, also included plans for a large leisure area, featuring horseback riding, a swimming pool, tennis court, and playground, among other amenities.

Although the project was not realized, it serves as an important starting point for future concepts in tourism development, hospitality, wine tourism, or heritage restoration, naturally subject to current legal and urban planning conditions.

VINEYARD AND WINEGROWING TRADITION

Quinta da Ermegeira has a vineyard in production covering about 4 hectares, planted in 2000.

The property’s location, set in a valley surrounded by hills and near the Atlantic Ocean, provides a maritime-influenced microclimate characterized by moderate temperatures, mornings often marked by fog and Atlantic humidity, and drier, sunnier afternoons.

These conditions favor slower grape ripening and contribute to wines with marked freshness and acidity.

The viticultural activity on the estate follows an organically inspired approach, complemented by some biodynamic practices, including the use of horsetail and seaweed.

The winery primarily uses stainless steel tanks, alongside experiments with winemaking and aging in cement, acacia barrels, Portuguese oak, and French oak.

The presence of vineyard and winery adds great interest to the property for projects involving wine tourism, wine production, and gastronomic and wine experiences.

A LEGACY FOR THE FUTURE

Quinta da Ermegeira is not just a large property.

It is a unique heritage ensemble where centuries of history intersect with architecture, historic gardens, landscape, vineyards, and tourism potential.

The size of the land, the built area, the historic manor, the chapel, the winery, the gardens, the landscape elements, and the vineyard make this estate particularly suitable for a restoration project that respects its identity while giving it new life.

A rare opportunity that is part of Portuguese history.
