Villa Manciano

Gorgeous property.
Exclusive and differentiated property which includes, in total, approximately 24 hectares of variously cultivated areas, two real estate units for residential use, eight bedrooms and three apartments for agritourism use, warehouses and various cellars.

The estate is divided into several parcels, all particular and enchanting, mostly located within a radius of about twenty km.

Body 1.
The main body, 4 km from the village of Marsiliana, consists of the company center with a manor house and three real estate units for agritourism use. The structure, divided into three separate and independent buildings, is immersed in a well-kept and well-irrigated garden and in an olive grove of around 100 trees in production. Inside this park we find, in addition to the three structures, the swimming pool and the horse area with the box.
The main building, the oldest structure, is on two levels for a total of about 200 commercial square meters (excluding porches): on the first floor, with independent access, we find the main apartment, consisting of living room, kitchen, two bathrooms and three bedrooms. On the ground floor we find instead four of the eight agritourism rooms, each with private bathroom and direct access from the outside, and a kitchen. The masonry portico on three sides onto which the independent entrances to the rooms open is pleasant.
Adjacent is the swimming pool, complete with a large iron and glass gazebo for breakfast and the other block of about 80 m2, consisting of four bedrooms with private bathroom and independent access, with a large covered patio.

Very close, immersed in the adjacent olive grove, we find the third and last building, a refined building of recent construction, consisting of three comfortable apartments, all with mezzanines of about 30 square meters each. The structure, inaugurated two years ago, is covered in stone and has a large corner portico. In the basement there is a large technical room / warehouse of about 100 square meters. All the structures are connected to the latest generation 10 kW photovoltaic system.

Body 2.
Not far from the main body and connected to it by a short path, we find a beautiful field of about eight hectares of arable land, with a warehouse of about 150 square meters, a pond and a well.

Body 3.
Land in Marsiliana, in the process of restoring an olive grove, of about 12,500 square meters, located on the hill between the castle and the village, in a very panoramic position.

Body 4.
Moving towards Manciano, about 15 km from the company centre, we arrive at a historic farm (about 1800) divided into four portions, one of which is part of the property. It consists of an apartment of about 60 m2 in need of renovation, a warehouse of 32 m2, a cellar of 23 m2, plus a small outbuilding and an old pigsty.
The property includes approximately 10 hectares of land, with woods, olive groves and vineyards in production.

Body 5.
Traveling a few more kilometers we find about 3 hectares of mixed arable land and woodland in a beautiful panoramic position (with sea view) equipped with water and electricity connection.
