Villa Annalisa Avec Piscine, Limonaia Et Maison Coloniale

In the heart of the historic fortified city of Lucca, after strolling through the streets of the historic center, you exit through Porta Santa Maria and follow the road along the Serchio River for just 8 kilometers until reaching the northern border of the municipality of Lucca. Near Villa Reale di Marlia, in a centuries-old park of about two hectares (20,000 square meters), there is an elegant 17th-century villa with a swimming pool, farmhouse, and lemon house.

The villa, in excellent condition thanks to a careful restoration, spans three levels with a total area of about 1115 sqm. Access to the ground floor is through two entrances: one serves the kitchen and is located on the east side of the building, while the main entrance, centrally positioned on the north side, leads to the large fully frescoed living room. From here, a French door opens to the villa’s park. From the living room, you can access two smaller side rooms and the library, where ancient books are still preserved.

From the same entrance, a corridor on the right leads to the staircase to the upper floors, the cellar, the oratory (also accessible from outside via an entrance on the west side of the villa), a study, and the ground floor service bathroom. On the left, a large, bright corridor featuring a wall-mounted sink leads east to the dining room, connected to the large kitchen with a wood stove and a big fireplace.

The first floor is reached via the main staircase, which connects to the majestic and bright entrance, fully frescoed. From here, you enter the east side of the villa, where there is a suite consisting of a living room, a bedroom, and a bathroom, plus another hallway leading to a study (bedroom) and a third bathroom. On the west side, there are two finely decorated double bedrooms.

Thanks to the 19th-century expansion of the villa, it is possible to reach the western end of the building via a service staircase that connects to a suite composed of a living room and an adjacent double bedroom with a private bathroom. A corridor leads to the study and the fifth bathroom.

The top floor, once used as servant quarters, has a room layout similar to the lower floors. However, this floor has not yet been developed and is currently used as storage, although it is possible to complete the restoration to create additional rooms with their respective facilities.

Farm Buildings
Near the villa, in the shade of old trees, are the lemon house and a farmhouse.

The lemon house, with an area of about 170 square meters, has been restored externally and is now used as storage for agricultural equipment. The interior needs restoration for other uses.

The farmhouse, covering about 470 square meters over two floors, has been partially converted for agricultural use and partially for residential use.

The agricultural part of the building includes two large warehouses, a storage room, and a cellar on the ground floor, and a large hayloft and warehouses on the first floor, accessible via an internal staircase.

In the remaining part of the building, on the south side, there is a two-story apartment consisting of a bright living room with an adjoining kitchen with a fireplace on the ground floor, and four bedrooms and a bathroom on the first floor, accessible via an internal staircase.
