Situated in a strategic position only 7 km from Lake Garda, we offer an interesting building area for sporting purposes in an interesting leisure and sports area for international competitions such as ”Il Tiro internazionale al Piattello” (international sports centre with great public appeal), ”Il Kartodromo” (international sports centre, very popular and well-known in the world of karting on a par with the Monza circuit) and in the vicinity of the ”Ex Discoteca Genux” (currently vacant and unused but with possible future development for commercial use), the ”Multisala King” (multi-screen cinema) and ”Il Leone” (renowned shopping centre). The town-planning instrument of the PGT of the municipality of Lonato del Garda currently in force provides for this area to be used as a theme park of inter-municipal interest insisting on a surface area of approximately 2 hectares with a buildable cubic capacity of approximately 30,000 cubic metres. Adjacent to this area, further areas and buildings are also available that could be annexed for further development with facilities, including hotels, through a regional services conference that has not yet been authorised but is of possible interest. A project is underway for the entire area that envisages a major sports theme park with a hotel, conference centre, and large spa.

Lo strumento urbanistico del PGT del Comune di Lonato del Garda attualmente in vigore prevede per detta area una destinazione a parco tematico di interesse intercomunale insistente su di una superficie di circa 2 ettari con cubatura edificabile prevista in circa 30.000 mc. Adiacenti troviamo altresì disponibili ulteriori aree e fabbricati che si potrebbero annettere per uno sviluppo ulteriore con strutture anche alberghiere attraverso una Conferenza regionale dei servizi non ancora autorizzata ma di possibile interesse. In essere per l’intera area un progetto che prevede un importante parco tematico sportivo con albergo, centro congressi e grande SPA di tipo termale.

Angrenzend an dieses Gebiet stehen weitere Grundstücke und Gebäude zur Verfügung, die durch eine noch nicht genehmigte, aber möglicherweise interessante regionale Dienstleistungskonferenz für eine weitere Entwicklung mit Einrichtungen, einschließlich Hotels, angegliedert werden könnten. Für das gesamte Gebiet ist ein Projekt im Gange, das einen großen Sport-Themenpark mit einem Hotel, einem Konferenzzentrum und einem großen Wellnesscenter vorsieht.
