Double property QUINTA DE SANTA TERESA & QUINTA DE SÃO JOÃO These are two adjoining properties with an intensive olive grove containing around 1,750 olive trees planted between 2006 and 2008, equipped with drip irrigation. The well, pump house, and related irrigation equipment, as well as a tank and agricultural material storage, are located on Quinta de Santa Teresa. Quinta de São João also has a garage. Both properties are fully equipped for harvesting and cleaning olives and pomegranates, including shakers, fruit pickers, and cleaning machines. The original intention was to build an olive mill, but due to the 2008 crisis and subsequent circumstances, the project did not advance. Everything will be delivered, including fully furnished and equipped houses and agricultural equipment. The villa on Quinta de Santa Teresa consists of 3 bedrooms, a living room, a kitchenette, and 1 bathroom. It has a pool with a surrounding area prepared for events, a machine house, storage, a barbecue, and a covered dining area. On Quinta de São João, the villa has 2 floors and includes 3 bedrooms, 2 bathrooms, a living room, a kitchen, a small sitting room, and a garage. There is a pool with a leisure area, a barbecue, and a covered dining space. There are about 10 fruit trees, including pomegranate trees producing roughly one ton of fruit. The properties are fully fenced, and the access gates are electric with a video intercom system. Both houses are licensed as short-term rental (Alojamento Local). Although considered pre-1951 constructions, they were essentially rebuilt between 2005 and 2007. Annual improvements have been made, and monthly maintenance for both properties, including the olive grove, averages around €1,000, even when the houses are vacant. Water for both properties comes from a well. A municipal water connection was installed in 2022 but is not yet connected. Water from the Silves, Lagoa, and Portimão Irrigation Association is already functioning on Quinta de São João for irrigating the pomegranate trees. The properties are suited for agrotourism focused on olive oil, as there are several wineries in the region, making the land valuable for an olive mill. Quinta de Santa Teresa offers ample parking and a pool area ideal for events, with a stage perfect for an orchestra.
