A three-bedroom villa at the end of a quiet cul-de-sac in Drupadi, central Seminyak: 355 m² of building on 700 m² of land, renovated in 2019, with a 12.4-metre pool and a landscaped garden.
Seven hundred square metres in central Seminyak is the first thing to register. Land of this size, this close to Jalan Kayu Aya, is largely gone — and the plot is what will still be valuable when the building is not.
The villa was built as a private house rather than as a rental product, and it shows in decisions that are invisible in photographs: German engineering principles, earthquake-resistant foundations, proper waterproofing, drainage designed rather than improvised, and materials chosen for durability.
The technical systems follow the same logic — smart installations, a filtered water supply from a 49-metre well with salt-based disinfection, and two redundant pool pumps so that a failure does not empty a season of bookings.
The layout is flexible. Two bedrooms sit in the main building and a third, a guest bedroom, stands separately beside the pool. A dedicated office converts to a fourth bedroom if needed. Three bathrooms are ensuite, plus a powder room.
Living and dining areas exist in both open and enclosed versions, so the house adapts to the wet season instead of enduring it — and the open-concept kitchen has an island and Blum fittings.
There is a staff quarter, generous storage, and covered access from the parking to the interior, which anyone who has arrived in a February downpour will appreciate.
Security is exclusive: a private cul-de-sac, an electric gate and 24-hour guarding. Parking takes one car and around five scooters.
The land carries Pink Tourism zoning and the building has its IMB permit. That combination opens the possibility of licensed short-term rental — subject to obtaining and confirming the SLF, the Pondok Wisata and the operational approvals, which are not yet in place.
The villa is fully furnished and has been immaculately maintained.
The lease runs until 31 December 2045, with an extension option.

Drupadi is one of Seminyak’s established addresses, between the restaurants and boutiques of Jalan Kayu Aya — Eat Street — and the coast at Seminyak Beach. The cul-de-sac position gives a genuine separation from the surrounding activity.
• Seminyak Beach — a few minutes
• Jalan Kayu Aya / Eat Street — a few minutes
• Restaurants, cafés, boutiques and spas — in the immediate area
• Double Six Beach — around 10 minutes
• Petitenget — around 10 minutes
• Ngurah Rai International Airport — 25 to 35 minutes

The land is the asset. Seven ares in central Seminyak cannot be replaced, and it underwrites the price regardless of what happens to the building.
The construction quality is the second argument, and it is the one that shows up over time. Foundations, waterproofing and drainage are what separate a villa that still works in fifteen years from one that needs rebuilding — and they cannot be added later at any price.
Pink Tourism zoning with an IMB in place is a strong starting position for a rental operation. The remaining approvals are obtainable; on land without the zoning, they are not.
The layout reaches several markets at once. Three bedrooms plus a convertible office, a separate guest suite by the pool and staff accommodation suit a family in residence, a long-stay tenant, or the luxury holiday-rental market — without modification.
A cul-de-sac in central Seminyak is a rare combination. Guests want to walk to Eat Street; they do not want to sleep beside it. This address gives both.
The redundant technical systems matter commercially. A failed pool pump in high season costs bookings and reviews; two pumps mean it costs nothing.
Well water with filtration and salt-based treatment removes dependence on the mains and the tanker market, which in Seminyak is both expensive and unreliable in the dry months.
The lease to the end of 2045 is nineteen years with an extension option.
