Domaine Agricole à Gualdo Cattaneo

Agricultural estate located between the towns of Gualdo Cattaneo and Bevagna, consisting of several properties and land totaling approximately 119 hectares, including: about 32 hectares used for arable land cultivation, about 4 hectares for olive cultivation with approximately 1200 existing trees, about 69 hectares designated as forest, about 13 hectares used as pasture, and about 2 hectares surrounding the buildings. The estate also collaborates with another company to manage a private wildlife breeding center for species such as hare, pheasant, starna, red-legged partridge, quail, and German duck.

The property is a single, fully fenced land parcel situated in a high-quality wine region (Strada del Sagrantino), featuring olive groves of native varieties that produce high-quality extra virgin olive oil. The estate has also historically engaged in livestock farming, raising Chianina cattle in a semi-wild state, known for producing particularly fine and lean meats.

LOCATION
The estate is conveniently located along a major provincial road and is close to popular tourist destinations such as Todi, Orvieto, Deruta, Assisi, Spello, and Montefalco. Additionally, it is very near the important E45 highway that connects Perugia to Rome, along with various provincial and municipal roads leading to the aforementioned historical and artistic sites. For aviation enthusiasts, there is a heliport nearby with free hangar space.

FEATURES OF THE LAND
The estate features a dense network of adjacent roads, forest roads, and paths that connect the rural buildings with the cultivated land and surrounding forests; these primary and secondary access roads are all in excellent condition. Watering is slightly accumulative but does not compromise the irrigation potential of the land. At the lower slope limit, a surface water retention tank with a capacity of about 3500 cubic meters has been constructed, from which a fixed irrigation system serves all surrounding arable land. Similarly, there is another artificial water retention reservoir upstream with a volume of about 2500 cubic meters, supporting irrigation for the arable land and providing water for wildlife in the fenced woods. The soil is medium in size and has a sufficient presence of organic matter, making it fertile.

BUILDINGS
Currently, there are 3 residential properties totaling approximately 833 square meters of usable covered area, distributed across three different areas of the estate; and 12 agricultural properties with about 1782 square meters of usable covered area located near the residential buildings. According to regional law, the residential properties can be extended by a maximum of 100 square meters of usable area for each building. Agricultural properties can be demolished and rebuilt on different sites, provided the new construction occurs in areas with existing residential, productive, or hospitality buildings; changes in use are also permitted under certain conditions. The estate has already obtained 2 building permits from the municipality, one for the construction of 2 agricultural buildings and the other for the restoration of a farmhouse with a change of use to agricultural accessory and the construction of a swimming pool.

In addition to the properties described above, the estate includes equipment and tools for agricultural activities such as: rotating harrow, double furrow plough, double blade cutter bar, fertilizer spreaders, leveling bar, arable landlord, irrigation pump, self-propelled sprinkler, shredders, rake, mixer tank, and agricultural tractors (110cv New Holland and 90cv Fiat Case).

RENOVATION INTERESTS
Due to the area’s high tourist value, the estate began renovations in 2005 to change the use of some buildings for accommodation purposes. One intervention involved the restoration of a building for residential use on the first floor and agricultural use on the ground floor, creating 4 residential units with living room, bedroom, and bathroom; 1 residential unit with living room, two bedrooms, and bathroom; and 2 residential units with living room, kitchen, two bedrooms, and bathroom. Another intervention was the restoration of a rural house for use as a farmhouse. Additional approved but incomplete projects include transforming an adjacent building currently used as a warehouse into a kitchen and dining room, providing complete service to future accommodation guests, and constructing a swimming pool for recreational activities. Given the ample space available, the property offers the potential for various sports and accommodation ventures, from horse riding paths to landing strips for small private planes and helicopters.
