A welcoming porch opens into a reception hall with an original pitch-pine staircase. Two reception rooms, each with a wood-burning stove, overlook the driveway. Original quarry tiles enhance the home’s period charm, while the dining room features oak flooring, a pantry and wine cellar.
The spacious family sitting room boasts high ceilings, a Minster-style fireplace. The adjoining kitchen offers bespoke oak cabinetry, granite worktops, a Rangemaster cooker and wood-burning stove with double doors leading to the patio . A boot room and cloakroom complete the ground floor.
Upstairs are 6 bedrooms, with one set up as a flexible dressing room, an en-suite shower room and a family bathroom with twin basins, walk-in shower and freestanding bath. A separate staircase leads to an impressive attic suite with double bedroom, shower room, walk-in wardrobe and extensive storage.

The grounds are a particular feature of Court Farmhouse, extending to approximately one acre and offering an exceptional combination of privacy, space and versatility. The property is approached from the village lane through an electrically operated timber gate, opening onto a sweeping flint-chipped driveway with ample parking. A second timber gate provides an alternative exit.
An attractive oak-framed carport provides two parking bays, alongside an adjoining stone-fronted garage and store. The beautifully established gardens wrap around the farmhouse, featuring mature trees, shrubs and a variety of areas for relaxing and entertaining.
A secluded paved courtyard provides a wonderful private suntrap, while to the rear, a paved seating terrace leads directly from the kitchen and overlooks the tranquil sunken circular koi pond. Beside the pond is a timber summerhouse with power and heating, offering useful additional space.
A gated entrance leads to an adjoining paddock of approximately half an acre, laid to pasture with mature fruit trees and independent access from the village lane
Location
Court Farmhouse occupies a peaceful position within the village of Llansannor, in the Vale of Glamorgan, close to the highly regarded market town of Cowbridge.
The setting offers the best of both worlds: a quintessential rural environment surrounded by open countryside, while remaining conveniently placed for access to Cowbridge and the wider Vale of Glamorgan.
Cowbridge provides an excellent range of everyday amenities, independent shops, cafés, restaurants and leisure facilities, together with well-regarded schools and a strong local community.
The property’s position also makes it well suited to those requiring access towards Cardiff and the M4 corridor, whilst retaining the tranquillity and space associated with a traditional country home.
Vendor Insight
“We were bowled over by the character, size and potential of Court Farmhouse,” say the owners, who have spent the past 19 years transforming it into a comfortable family home. “Securing such a substantial property was a dream come true, and we’ve loved the journey of recreating every part of it, room by room.”
Built in 1890 for the farm manager of the nearby Llansannor Court estate, the stone-built Georgian-style farmhouse sits behind a gated courtyard in a quiet village just three miles from Cowbridge. “We were immediately taken by its curb appeal, the established garden and how proudly it presents itself as you approach through the hamlet. It’s set back from the lane, which is used mainly by locals, cyclists and runners, so it’s wonderfully peaceful, with birdsong all around. We have glorious views of the garden and surrounding countryside from every window, and the house catches the sun throughout the day.”
The owners have gradually updated the interiors, restoring period features while making the house work for modern life. “We wanted to create a functional, comfortable home with a sympathetic nod to its history and style. We’ve opened up the original fireplaces, introduced traditional cast-iron radiators and timber flooring, and used heritage paints from Little Greene and Farrow & Ball.” The high ceilings and generous rooms give the house a lovely sense of space, while the fires make it feel warm and welcoming.
The four reception rooms each offer something different, alongside the chalky-pink farmhouse kitchen with its log fire. “The living room is ideal for everyday life and socialising, the music room has become a cosy retreat for films and listening to music, and the south-facing sitting room is perfect for reading and relaxing. The kitchen and dining room are the heart of our entertaining.”
Outside, just over an acre of gardens includes mature trees, flowering borders, an ornamental pond, a gazebo, terraces and a pony paddock. “We love having different places to sit, particularly the gazebo overlooking the pond, where we’ve even served Christmas lunch. We also have a secret walled garden, tucked away behind an arch, with beds ready for vegetables and space for a greenhouse.”
With Cowbridge’s independent shops, restaurants, Waitrose and well-regarded schools nearby, the location has suited their working and family lives. “There’s a wonderful community in Llansannor, with events at the village hall throughout the year. We’ve loved the countryside, the convenience and the feeling of having our own sanctuary.”
