Held within the same family story for four generations, it brings together substantial private land, an established wedding and events destination, guest accommodation, productive agriculture, natural fynbos and an existing brand platform in a way few properties can match.

The proposition is not simply a large farm, nor simply a country residence. Inhoek is an established coastal-country estate where several complementary uses already coexist. Approximately 315 hectares are currently used as arable agricultural land and are leased to a neighbouring farmer. The owners advise that the agricultural lease generates in excess of R400,000 per annum, with the next scheduled increase expected to take annual rental above R500,000.
This allows the productive component of the property to continue working without requiring the next owner to personally manage the day-to-day farming operation.

A further approximately 275 hectares remain natural fynbos, creating an extraordinary sense of space and privacy. Indigenous Overberg vegetation, seasonal aloes and wildflowers, birdlife and walking routes give the property a strong sense of place, while Arniston’s beaches, fishing village and coastline are only minutes away. On still days, the owners say the sea can be heard from the farm.

At the centre of the property is an approximately 400 m² farmhouse designed for generous family living and entertaining. It offers four en-suite bedrooms, five bathrooms, expansive open-plan living and dining areas, a separate games/television room and a chef-designed open kitchen with a substantial scullery, pantry, three deep sinks, two dishwashers and additional refrigeration. A roughly four-metre-wide wraparound verandah extends the living space outdoors, with one pizza oven, two braai areas positioned on different sides of the house, a swimming pool, vegetable garden, boules court, outside showers and an external laundry with industrial washer and dryer.

Three independent guest cottages extend the accommodation to a total capacity of up to 22 guests. Two cottages of approximately 150 m² each offer two en-suite bedrooms, open-plan living, kitchen and dining spaces, covered outdoor entertaining areas and built-in braais. A third studio-style cottage of approximately 70 m² provides an additional private accommodation option. This configuration gives a future owner unusual flexibility for family, guests, wedding parties, retreats or selective hospitality.

Inhoek’s established events infrastructure is a defining part of the asset. The main venue is approximately 230 m² and accommodates up to 150 guests, with a large open-plan function space, French doors, terrace, built-in fireplace, professional catering kitchen, storage, courtyard and guest facilities. The separate approximately 210 m² Wine Barn accommodates up to 40 guests and provides a more intimate setting, with a restored cattle-trough bar, its own catering kitchen, under-counter refrigeration, storage, shelving, guest facilities and private courtyard.

The current operation holds an on-consumption liquor licence, subject to the normal regulatory process for any future licence arrangement.

Practical agricultural infrastructure includes an approximately 260 m² shed with storage, workshop space and staff facilities, two large farm dams, municipal water supplied through the Theewaterskloof system and 10,000-litre rainwater tanks installed at buildings around the property. Resident Nguni cattle, donkeys and farming equipment housed in the shed are included in the sale.

The acquisition also includes almost all contents, together with the Inhoek name, website, domain, social-media accounts and existing marketing assets, subject to agreed exclusions of selected family heirlooms, personal artworks and sentimental items. Confirmed wedding and event bookings are to be honoured by the purchaser; deposits and payments already received will be reconciled separately after transfer, and staffing arrangements will require renegotiation with the new owner.
Inhoek offers something increasingly difficult to find: scale without isolation, commercial foundations without forcing a single future, and genuine Overberg country life within minutes of the sea. The land, accommodation, venues, agricultural activity, income stream, brand and infrastructure already exist. The next owner decides what comes next.
