A typical 19th-century Tuscan manor house set amidst a sprawling rose garden and surrounded by farmland featuring vineyards and olive groves, situated in a gently rolling landscape on the edge of the Chianti region.

The villa which has been inhabited by the same family for five generations, has retained its historic charm and the authentic atmosphere of a stately residence. Numerous rooms feature frescoed ceilings or elegant wooden coffered ceilings, which have been restored to their original condition through careful restoration work.

Entry is through the main door on the front façade, leading into a spacious entrance hall from which the ground floor unfolds. To the right lies an impressive formal living room distinguished by its frescoed coffered ceilings, while to the left a bright and intimate tea room offers a more private setting. Continuing through the house, a central passage connects several areas, including a study, a storage room, and the internal staircase to the upper floor. From this transitional space, one also reaches a smaller living room with a kitchen, which opens onto an outdoor loggia at the rear of the villa. This area leads further to the evocative section historically dedicated to the study and cataloguing of roses, comprising an office with French doors opening onto the back garden, a storage room, three spacious rooms formerly used as archives or workspaces, and a bathroom.

Ascending the internal staircase, the first floor reveals a grand and beautifully preserved 19th-century reception room that opens onto a panoramic terrace overlooking the rose garden. This level also includes four bedrooms adorned with frescoes. To the left of the reception room, a corridor leads to a more private and self-contained suite area, which features a living room with its own panoramic terrace, three further double bedrooms, two bathrooms, and access to the attic with its fully renovated roof.

The park is home to a significant botanical rose collection featuring wild roses, old and modern varieties, considered one of the most important in Europe and often described as a ‘living rose museum’, as well as ancient, tall trees such as oaks, holm oaks, lime trees, horse chestnuts and a rare specimen of Sophora.

The approximately 6 ha property also includes a productive vineyard (Chianti DOCG Colli Aretini) and an olive grove with around 600 olive trees for the production of high-quality extra virgin olive oil. There are also four old railway carriages here, which were once installed for educational purposes for visitors to the rose garden.

The property is situated in the heart of one of Tuscany’s most renowned wine and tourism regions, with tourist facilities in the vicinity, including a golf course and a small airport for private aircraft.
