Set within the rugged landscape of Andros, this off-plan residential development occupies a 9,200 sqm (99,028 sqft) plot overlooking the Aegean Sea. Designed as two fully independent residences, the project responds directly to the island’s topography, using the natural contours of the land to create privacy, shelter and uninterrupted coastal views while maintaining a discreet presence within the landscape.

Extending across a total of 578 sqm (6,221 sqft) of interior space, the development adopts an architectural approach that is defined by integration rather than prominence. The residences are embedded within the hillside, allowing the natural terrain to remain the dominant visual element. Low horizontal forms follow the existing contours of the site, while planted roofs and carefully considered positioning reduce the visual impact of the buildings when viewed from the surrounding landscape.

The arrival experience unfolds gradually through the slope of the site, where the architecture emerges from the land rather than sitting above it. Openings are positioned to frame long views across the sea, while courtyards and recessed outdoor spaces introduce natural light deep into the interiors. This relationship between enclosure and openness creates a strong sense of connection to the landscape while providing protection from the elements and year-round comfort.

Each residence has been conceived as a complete private home, with generous living spaces oriented towards the coastline. The principal rooms maintain a continuous visual relationship with the sea, allowing the changing light and shifting colours of the Aegean to become part of the daily experience. Large glazed openings strengthen the connection between interior and exterior spaces, while the restrained architectural language places emphasis on proportion, orientation and landscape rather than decoration.

The six en-suite bedrooms across the development are positioned to maximise privacy, views and natural ventilation. Throughout the residences, the arrangement of spaces reflects a careful consideration of climate and site conditions, allowing the homes to benefit from natural airflow and the thermal stability provided by their earth-sheltered design.

Each villa opens onto private terraces and infinity pools facing the Aegean. The elevated position of the site ensures uninterrupted views across the coastline, while the layout of the outdoor areas provides both openness towards the sea and seclusion from neighbouring properties. The architecture remains closely tied to the terrain, creating outdoor spaces that feel like a natural extension of the hillside itself.

Sustainability forms an integral part of the development. Geothermal heating, passive environmental design and planted roofs contribute to energy efficiency while reinforcing the integration of the residences within the landscape. The project draws upon traditional principles of responding to climate and terrain, interpreted through a contemporary architectural approach.

Andros remains one of the more understated islands of the Cyclades, distinguished by its dramatic topography, mountain villages and extensive network of coastal and inland walking routes. The development reflects this character, responding to the landscape with restraint and allowing the setting itself to remain the defining feature. As the light moves across the hillside during the afternoon, the relationship between land, sea and architecture becomes increasingly apparent, with the residences sitting quietly within the contours of the island.
