22 Crowsport is on the Crowsport estate, a private road of contemporary, white-rendered homes moments from Port Hamble Marina. The estate’s homes are known for flat roofs, white render and clean lines, a style the conservation area protects. The waterfront, sailing clubs, pubs and restaurants of Hamble-le-Rice village are all within easy reach.
Approach Designed by Wintersgill and completed in 2013, the house has white rendered elevations, large areas of glazing and a glass-balustraded terrace. It sits behind a landscaped frontage with established planting and clipped hedging. A driveway at the front leads to the entrance, and a second driveway at the rear is reached through gates on the rear boundary.
Ground floor The ground floor accommodates the bedrooms alongside a reception room, which enjoys direct access to the garden. The reception room is designed for entertaining. It has a fitted illuminated bar with display shelving, recessed ceiling lighting and wide folding glazed doors that open fully onto the garden terrace, linking the room with the outdoor dining and seating areas. A staircase with a glass balustrade and timber handrail rises to the first floor. The principal bedroom suite has a contemporary inset fireplace and direct access outside. A fitted dressing area leads to the en-suite bathroom, which has mosaic tiling, a jetted bath, a separate walk-in shower and a floating vanity unit. Two further bedrooms share a Jack-and-Jill en-suite shower room, also mosaic-tiled. A separate cloakroom with a circular feature window completes this floor.
First floor The first floor is given over to living space, laid out to make the most of the light and the outlook. The open-plan kitchen, dining and sitting room has large picture windows looking out towards the marina and the water beyond the neighboring roof tops. The Boffi kitchen is fitted with white handleless cabinetry and a central island with an integrated hob and breakfast-bar seating, beneath a ceiling-mounted extractor. It is equipped with Gaggenau appliances, Sub-Zero refrigeration and a Quooker boiling water tap. The dining area works equally well for family meals and entertaining. The sitting area centers on a fireplace set within a textured feature wall. A separate study, enclosed by black-framed glazing, has fitted shelving and a roof light. It is a quiet place to work without being cut off from the rest of the floor. From this level there is access to two terraces. The roof terrace has room for outdoor seating and dining, and the glass-balustraded front terrace looks over the landscaped frontage towards the marina.
Lower ground floor The lower ground floor adds a fitness and spa floor not o9en found in homes of this size. The fitness studio has a full-width mirrored wall, wood flooring, a wall-mounted screen and recessed ceiling coffers with concealed lighting, with room for cardio equipment and a full weights area. It looks into a fully glazed wine cellar with illuminated, wall-to-wall bottle racking. The spa area has a timber-lined sauna, a glass-fronted, mosaic-tiled steam room and a separate shower, with bench seating in between. Next to it, a changing area and WC has a wide floating vanity with wall-mounted taps and large-format grey floor tiles. The utility room has a full range of handleless storage and worktop space with a sink. There is space for a washing machine and dishwasher, and a high-level window brings in natural light. A dedicated plant room houses the Vaillant boiler together with equipment serving the whole-house air conditioning, sauna, steam room and wine cellar climate control.
Throughout The house has Schotten & Hansen wood flooring, air conditioning throughout and a Securitas security system. A 10kW solar panel system on the roof is owned outright.
Outside The rear garden is landscaped across several levels of pale stone paving, linked by wide steps that rise towards the rear driveway. Tall, well-kept laurel hedging gives a high degree of privacy, and pairs of standard trees in terracotta planters frame the view back to the house. Under a timber pergola, the dining terrace has a fitted outdoor preparation counter. Built-in timber benches line the hedging, and a sunken seating area with a fire pit is lit by wall lights for evening use. A walk-on glazed panel is set into the terrace paving. At the rear, a block-paved driveway reached through gates on the rear boundary provides off-road parking. A further driveway at the front provides additional parking.
