735 Union Street, San Francisco, Ca, 94133

On the cusp between Russian Hill, Nob Hill, and North Beach, this charming historic flat oozes San Francisco charm, sights, and soundscapes. The two-unit building was just repainted inside and out. Every room has details that make it stand out. The living room has wall panels, built-in bookcases, a fireplace, and a Murphy bed closet, so it can serve as a guest room. Glass doors separate it from the hallway. The living room and dining room have views of St. Peter and Paul’s and Coit Tower. The light fixture matches the hall’s milk-glass shades, an elegant period-style detail. The painting at the end of the room is a big-screen Art TV, which stays with the unit. The kitchen has been nicely remodeled with granite countertops, stainless steel appliances and racks, and antique glass cabinet doors. The kitchen leads to a nicely finished laundry room with stacking W/D and a deep porcelain laundry sink. Off of the kitchen is an Epi wood, private deck inside the light well with tiny Italian twinkling lights. The full bath is so luxurious that you come out of it a much better person. Marble floors and walls line the space. The nickel shower has a built-in steam room to soak those tired muscles at the end of the day. In the back of the house, and wonderful for sleeping, are two well-proportioned bedrooms. Both have nice closets. The roof deck has 360-degree views of Pier 39, St. Peter and Paul’s, Coit Tower, Salesforce, and Transamerica buildings. You are 1/2 block to Washington Square Park, Mario’s Bohemian Cigar Store, restaurants and shops. The Mason/Powell cable car line is one 1/2 block up Union Street. On the street level sits an enormous garage with 10-foot ceilings, CB panels, a furnace, and a hot water heater. There is also a large storage space with a brick wall and a window, to use as a workout room or speakeasy. Behind the house is a dog run. Live, work, love in the center of Old San Francisco. Also available is 737 Union St. 3bed 1.5 bath for $1,599,000. Total building price $2,998,000
