18TH CENTURY RENOVATED MILL, IN RIOZ On the edge of the small town of Rioz, set back from the center in a preserved environment, this 18th-century mill is part of a landscape shaped by water and light. The living room rises above the supply canal and the axis of the former wheel under glass, while the colorful volumes flow smoothly across three levels. Outside, the park crossed by the river naturally extends this sensitive connection to the land. AN INTERIOR INSPIRED BY THE MILL’S MEMORY In Rioz, this mill restored between 2013 and 2023 finds its balance in an environment shaped by the movement of water. The river accompanies the property, runs through it, and immediately reveals its structure, like a founding line around which the whole is organized. The garden level houses essential functions with precision, including a garage, laundry room, boiler room, and technical spaces, as well as the mill machinery directly connected to the supply canal, now up to standard. The water rights, legally established, place the site in a rare continuity, hinting at the possibility of restarting the wheel. From the entrance, the volume of the hall offers a breath of space. A room currently dedicated to sports fits discreetly here, while a boldly designed staircase naturally leads to the upper levels. A FLEXIBLE INTERIOR FOR ALL On the main floor, the layout clearly revolves around a central mezzanine. The living areas are on one side, open and through-lit, while the sleeping areas are on the other, in a cozier atmosphere. The living room, spread over more than eighty square meters, creates a fluid sequence between kitchen, dining room, lounge, and office space. The three-sided fireplace is the heart of the room, radiating a warm presence, extending toward the south-facing terrace. Below, the axis of the former wheel preserved under glass gives daily life a unique depth, blending memory and contemporary use. Three bedrooms are located on this level, in the sleeping area, accompanied by a dressing room, a bathroom, and toilets, arranged in a balanced layout. The top floor, fitted out in 2022, continues this design with two additional bedrooms and their bathroom, offering a configuration suitable for multiple uses. Family, guests, or hosting projects find a natural place here, in a home designed to evolve with its occupants. BETWEEN LANDSCAPE AND USE The 5,848 m² plot unfolds around the mill in a composition where nature becomes an integral part of the living experience. The river crosses the property, flows toward a pond, and shapes ever-changing perspectives. Light accompanies every moment of the day, revealing in turn the materials, reflections, and lines of the building. In this continuity, the outdoors extend the uses of the house. The steel tray roof hosts 240 m² of photovoltaic panels, whose production fits daily life while generating significant annual income from electricity resale. Thermal comfort relies on an Atlantic air-to-water heat pump, complemented by reversible air conditioning on the top floor. Nearby, Rioz offers a complete living environment with shops, schools from kindergarten to middle school, a medical center, and a leisure park; while Besançon, its TGV station, and Vesoul remain accessible in less than twenty-five minutes, placing the location in a geography as practical as inspiring. AGENCY OPINION This mill asserts a unique identity, supported by the constant presence of water and a renovation carried out with coherence. The wheel axis visible under the living room, the multi-level layout, and the five bedrooms open the way to varied uses, in tune with different lifestyles. The technical choices, from water rights to energy installations and recent fittings, contribute to a controlled whole, whose quality extends to particularly low daily operating costs.
