From the Italian-style gardens that surround the villa, one can enjoy a breathtaking panorama: on clear days, it is possible to admire the dome of Florence’s Cathedral and, to the west, the towers of Serravalle.

The interior of the villa is entirely frescoed with mythological scenes and landscapes, works by the master Valiani, interspersed with architectural decorations that highlight the magnificence of the rooms. The residence is spread over four levels: two noble floors, a mezzanine, and a basement housing the kitchens and cellars. The floors are connected by a grand staircase and an elevator.

With an internal area of approximately 1,500 sqm, the villa offers 10 bedrooms and 10 bathrooms. Adjacent to the main residence is a large, finely restored farmhouse, ideal for guests or as staff accommodation, as well as the caretaker’s annex, which completes the functionality of the property. The estate also includes a vineyard of approximately 3.5 hectares.

Built by Giuseppe Ippoliti, who became bishop of Cortona and later of Prato and Pistoia, the villa was also the residence of a cardinal. Over time, it has changed ownership very few times: from the Settimanni family to the Bini family, until its acquisition in the 1960s by the current owner, who carried out a meticulous restorative project fully respecting the original architectural and decorative values, furnishing it with exquisite period furniture.

A private intimate chapel, a testament to Giuseppe Ippoliti’s devotion, completes this noble residence, making the villa a unique property of great historical, artistic, and landscape value.
La villa è una prestigiosa residenza storica della dolce vita italiana, la cui costruzione fu completata intorno al 1750. Sorge con elegante imponenza sulle colline pistoiesi, immersa in ettari di boschi, filari di cipressi e uliveti.

La facciata chiara, il timpano in pietra e le cornici delle fasce marcapiano, nella loro sobria eleganza, trasmettono un gusto raffinato, armonioso e quasi austero. Dal giardino all’italiana che circonda la villa si gode di un panorama incantevole: nelle giornate limpide è possibile ammirare la cupola del Duomo di Firenze e, verso ovest, le torri di Serravalle.

L’interno della villa è interamente affrescato con scene mitologiche e paesaggi, opere del maestro Valiani, alternate a decorazioni architettoniche che esaltano la magnificenza degli ambienti. La residenza si sviluppa su quattro livelli: due piani nobili, un mezzanino e un piano seminterrato che ospita le cucine e le cantine. I piani sono collegati da una scenografica scala e da un ascensore.

Con una superficie interna di circa 1.500 mq, la villa dispone di 10 camere da letto e 10 bagni. Accanto alla residenza principale si trovano un ampio casale finemente restaurato, ideale per ospiti o come dependance per il personale, e la dependance del casiere, che completa la funzionalità della proprietà. La tenuta comprende inoltre un vigneto di circa 3,5 ettari.

Costruita da Giuseppe Ippoliti, che divenne vescovo di Cortona e successivamente di Prato e Pistoia, la villa è stata anche residenza di un cardinale. Nel tempo ha conosciuto pochissimi passaggi di proprietà: dalla famiglia Settimanni alla famiglia Bini, fino all’acquisto negli anni ’60 da parte dell’attuale proprietario, che ha curato un attento restauro conservativo nel pieno rispetto dei valori architettonici e decorativi originali, arricchendola con arredi d’epoca di pregio.

Un’intima cappella privata, testimonianza del voto di Giuseppe Ippoliti, completa la nobile dimora, rendendo la Villa un unicum di grande valore storico, artistico e paesaggistico.
