A charming historic village nestled in the heart of Puglia, where authenticity and modern comfort meet in perfect balance. Borgo Elaia is a unique ensemble of finely restored trulli and lamie, ideal as a tourist investment or as a charming residence.

Main features:

15 authentic trulli, expertly restored while maintaining the charm of the original architecture, distributed in 3 independent living units.

2 barrel-vaulted lamie, ancient stables with typical Apulian vaults, now transformed into elegant double bedrooms equipped with air conditioning and modern comforts. The interiors preserve local tradition thanks to star and barrel ceilings, exposed stone, and white plaster made of Apulian tuff.

The indoor spaces combine ancient and modern, making each unit perfect both as a private dwelling and as a hospitality structure. Various accommodations: some more intimate, ideal for a romantic atmosphere, others designed to host families. The trulli, ancient rural homes, offer natural thermal insulation that ensures coolness in summer and comfort in winter.

The Trulleria has a current surface area of about 460 square meters and consists of 3 large trulli plus 2 lamie.

The largest of these trulli consists of 5 rooms, including a comfortable bedroom, a functional bathroom, a welcoming area where you can relax, and a hallway leading to a large kitchen, allowing you to unleash your creativity at the stove.

The other 2 spacious trulli also have comfortable bedrooms and convenient bathrooms.

The 2 lamie, for their part, are no less than the trulli, as they also feature bedrooms and bathrooms. The laundry room is located in a separate and reserved area from the rest of the rooms.

Thanks to all these features, the current total of beds is 10 units.

Naturally, there is also a stunning swimming pool of about 75 square meters.

The surrounding land covers an area of about 4 hectares, all in grass, a gem for the eyes and the heart.

For intense summer evenings or even winter ones, because why set limits, there is another small trullo with an oven.

It is located in a panoramic, dominant, and reserved area, but at the same time, and this is not a paradox, just a few steps from all the services you might need.

The structure is already equipped with approved Tourist SCIA by the competent authorities. A project has also been approved, with the necessary license, which will allow to:
- expand the surface area of the property from the current 460 square meters to 501 square meters;
- carry out a new underground construction of 70 square meters;
- increase the capacity of beds by 8 units, bringing the new total to 18 beds;
- create a canopy for a parking space with photovoltaic.
