The rustic villa with a swimming pool is located in the village of Ljutići, Malinska, on the island of Krk, about 2 km from the center and well-maintained beaches. The center can be reached in less than 5 minutes by car. Krk is accessible by bridge, and Rijeka is about 50 km away. The location is quiet and residential, surrounded by greenery, with a view of the sea, and daily movement involves the use of a car.

The total area of the house is 130 m², the garden is about 200 m², and the pool is 21 m².

It is a semi-detached house, but the separation is solved functionally. The pools are placed on opposite sides of the plot, so the outdoor living area does not overlap with the neighbors and a sense of privacy is maintained despite the common wall.
