Situated in Normandy, two hours from Paris and 10 minutes from a motorway exit, between Livarot and Orbec, this authentic 16th- and 18th-century château stands in its own green setting of approximately 1.3 hectares, surrounded by meadows, in the heart of the Pays d’Auge, with its manor houses and stud farms.
The first section, built in the mid-16th century with its two pepperpot towers, was later extended with the addition of the central wing in the 18th century; the building has undergone successive renovations, notably to the roof and all the external joinery. The whole structure, built of cut stone and brick with a roof of small flat tiles, presents a most pleasing architectural appearance.
With a living area of around 320 m², the château comprises 14 main rooms. The ground-floor entrance leads to a sitting room on the right and, on the left, the kitchen followed by the dining room, as well as a shower room with a toilet. In the 16th-century section, a magnificent hall featuring a stately fireplace – which still has its original bread oven – opens onto several rooms in the towers and another entrance. A beautiful wooden spiral staircase leads to the two upper floors, which comprise seven light-filled bedrooms – two of which are in the towers – and three bathrooms. On the second floor, in addition to a large bedroom – which could potentially be converted into a TV lounge, games room or similar – a spacious attic offers further potential for conversion.
A former farmhouse, an outbuilding with a floor area of approximately 120 m² in need of complete renovation, features four horse stalls, a large attic and two lean-to sheds.
The property is further complemented by a 16th-century dovecote, built of stone and brick and roofed with small flat tiles, featuring several hundred nesting boxes and an interior layout comprising a staircase and two intermediate floors.
The entire estate, nestled in the heart of an elegant, largely wooded park, with a lime-tree-lined avenue running through it, exudes a sense of tranquillity that makes it a haven of peace. Furthermore, an additional 1.6 hectares could be made available to complement the park, depending on the buyer’s wishes. The architecture, setting and location of this characterful, intimate château make it an exceptional property that is bound to appeal.
