Detached House T3 with Swimming Pool in Maiorca — 1,085 m² Between the Castle and the Rice Fields
Built in 2024 and inhabited since then, this house has had time to prove what a project only promises on paper: that heating reaches every room, that the swimming pool actually gets used, that the covered veranda is where the day ends.
From the upper floor, the horizon does the rest of the work. In the distance, Montemor-o-Velho Castle outlined against the skyline. Below, the rice fields of Baixo Mondego changing colour with the seasons, water-green in spring, golden in September, a mirror of water in winter.
We are in Maiorca, a village in Figueira da Foz nestled against the S. Bento hillside, on the right bank of the Mondego river. Land of fertile fields, among the best cultivated in the entire region, where the river has shaped the landscape for centuries. It is neither isolated countryside nor anonymous suburb: it is a village with its own life, complete with a railway station, eleven minutes by car from Figueira da Foz.
The House
Two storeys with contemporary lines. Three bedrooms and three bathrooms, one of them en-suite with a walk-in closet. Living room, dining room and kitchen on the ground floor, with a bedroom and bathroom on the same level, practical for those who entertain or who no longer want stairs every day. Separate laundry room. Garage of 26 m² with serious storage space.
Covered verandas on both floors and an open terrace of 26 m² facing the sun.
242 m² of gross area, 171 m² of private area, on a plot of 1,085 m² that comprises two adjoining properties: one for the house and one for the swimming pool.
The Swimming Pool
Forty square metres: 8 by 4, in reinforced concrete lined with blue glass tiles, with coping in natural stone with a bushhammered finish and surrounding area in stone slabs. Depth from 1.20 m to 1.50 m. Closed-circuit treatment with sand filtration. Built from scratch, licensed, completed.
The Part That Shows on the Invoice
Energy certificate class A+, the maximum rating, with 85% of energy consumed coming from renewable sources.
Heat pump supplying central heating via radiators and domestic hot water. Photovoltaic panels with storage battery. Walls with external thermal insulation, insulated roof, double-glazed windows and external solar protection. And an installation already prepared for electric vehicle charging in the garage itself.
It is not a house to which equipment was added. It is a house that was designed this way.
Where It Is, in Practice
