Avenue Loubon sits within the Terrefial district, one of the most consistently sought-after residential addresses in Cannes. This is a quiet, largely residential hillside area above the city centre, characterised by substantial private villas set behind mature gardens, with westward-facing positions that take in views across Cannes toward the Esterel massif. The streets here are calm and largely traffic-free, with a sense of privacy that is rare this close to the centre of a major Riviera city.

The Marché Forville, Cannes’ principal covered market, is roughly ten minutes by car. The Croisette, the Palais des Festivals, and the main beach concessions are similarly accessible. The old quarter of Le Suquet, with its restaurants and hilltop church, is the closest concentration of daily life on foot.

Cannes train station, on the main Nice to Marseille line, is around ten minutes by car and connects to Nice in approximately 30 minutes and to Monaco in under an hour.
