EXCEPTIONAL RESTORATION – 200 km from Paris – Elegant 17th–18th Century Château in Impeccable Condition, Fully Restored (2012–2024), Listed Historic Monument – 9 Hectares of Meticulously Landscaped Parkland – Near Caen, Normandy

Meticulously restored between 2012 and 2024 to the highest standards of comfort and refinement, this elegant Henri IV château, originally built in 1614 and enhanced in the 18th century with a perfectly balanced classical façade crowned by an armorial pediment, presents in outstanding condition.

Flooded with natural light throughout the day and predominantly south-facing, the interiors feature remarkable 17th- and 18th-century decorative elements, including fine wood paneling, beautiful period fireplaces, and an impressive Italian-style straight staircase with return flights in stone.

The château is set within approximately 9 hectares of beautifully landscaped parkland, carefully maintained over the past 15 years and now reaching full maturity. The grounds showcase a rich botanical diversity of trees, plants, and flowers, thoughtfully arranged around a gently flowing water feature.

A grand stone staircase bordered by 18th-century wrought-iron balustrades leads to the main entrance. Double doors open into the central hall with its elegant staircase and 18th-century cabochon flooring. A sequence of reception rooms unfolds, including a 17th-century salon featuring an armorial stone fireplace and an impressive fireback adorned with heraldic alliances. Painted faux-marble paneling complements exposed beams and joists. A secondary spiral stone staircase serves all four levels.

The kitchen, located in the southwest pavilion and benefiting from triple exposure, features Burgundy stone worktops and an 18th-century stone fireplace.

To the right of the staircase, a series of double doors leads to a spacious 18th-century salon with finely carved Louis XV wood paneling, herringbone parquet flooring, and a 19th-century marble fireplace. Additional reception areas include a smaller salon in the northeast pavilion with an 18th-century fireplace, a study in the southeast pavilion, and a guest WC.

The first floor, accessed via the main staircase, offers four generously proportioned bedrooms, some with herringbone parquet flooring, all featuring 18th-century stone fireplaces and beamed ceilings. Two refined bathrooms (with WC) are elegantly appointed, one with a shower and retro-style ceramic tiles, the other with a bathtub and marble vanity.

The second floor comprises three elegant bedrooms (parquet or terracotta flooring), three bathrooms (two with showers, one with bathtub), a vast cathedral-style living room, and a “studiolo” study. Both the spiral and main staircases provide access.

The garden level at the rear includes a large vaulted stone kitchen with fireplace, a laundry/utility room, three additional vaulted rooms, and independent external access.

To the rear, a formal boxwood garden enhances the superb 17th-century façade, featuring dormer windows and mullioned openings framed by two corner pavilions.

A stream separates the château from the outbuildings courtyard, which includes a charming 17th-century farmhouse (approx. 10 rooms), south-facing, structurally sound but requiring full interior restoration. It retains notable original features such as stone fireplaces and a straight stone staircase.

Additional amenities include:
- Heated saltwater swimming pool (2023)
- Elegant south-facing pool house with large arches, summer kitchen, cathedral-ceiling room, and stone terrace
- Outbuildings: storage, technical room, woodshed, garages, barn
- Former bread oven
- Workshops, boiler room (oil-fired boiler), heat pump (2013)

Three Access Points:
- The principal approach, entered through an elegant wrought-iron gate, winds along a shaded driveway offering carefully framed views that gradually reveal the 17th-century main façade through the trees of the English-style parkland.
- A secondary entrance is provided via an impressive gate set between two stone pillars.
- A third access, through a finely crafted wooden gate, leads directly to the former farmhouse.

Connected to mains drainage.

Historic Monument Protection (Listed 1997):
Façades and roofs of the château; central staircase; principal salon with fireplace and paneling; three additional fireplaces.

Price: €2,680,000 (agency fees included, payable by the vendor)

Location:

- 30 km from Caen (all amenities, railway station with Paris in 1h54)
