Live On The Stunning French Riviera Over Monaco

Beausoleil sits directly above Monaco on the French Riviera, separated from the Principality by little more than a street. The town occupies the hillside of the Tête de Chien massif, with the rooftops of Monte-Carlo visible below and the Mediterranean beyond. Its Belle Époque residential fabric, established when Monaco’s prosperity spilled northward across the French border, gives the streets a particular architectural coherence that distinguishes it from other Côte d’Azur communes.

Daily life here draws heavily on Monaco’s infrastructure. The Casino de Monte-Carlo, the Marché de la Condamine, and the restaurants of the Carré d’Or are a short walk downhill. Parc Grima provides green space within the commune itself. The centre of Beausoleil offers its own cafés, bakeries, and local commerce along Boulevard du Général de Gaulle.

Monaco’s bus network connects Beausoleil to Monte-Carlo station, which offers direct TGV services to Paris in approximately five and a half hours and regional trains along the coast to Nice in around 25 minutes. Nice Côte d’Azur International Airport is approximately 30 kilometres west, reachable in 30 to 40 minutes by car or via train from Monaco. The A8 motorway provides direct access toward Cannes, Antibes, and the Italian border at Ventimiglia.
