Podere dei Pellegrini
An agriturismo based around an ex-church dating from the 1200s, the majority of the building dates from a little more recently (around the 1400s). The podere is divided into a number of self-contained vacation apartments plus an owner’s apartment and various ‘other spaces’. The principal ‘other space’ being the interior of the ex-Franciscan church which offers a truly individual environment for large dinners, cooking classes, yoga and more. The history of the building originates from the centuries of pilgrim travellers of the Via Francigena, which passes nearby, creating a building that has grown over the years. The main building, fully restored in the 1990s, provides for comfortable accommodation for up to around 20 guests at any one time. To the exterior, the property consists of a unique large organic swimming pool that combines a large pool and a country pond into a naturally beautiful and relaxing space. There is a large vegetable garden, a flat well-tended garden and then an additional nine hectares of agricultural land including olive groves (around 1000 trees), fruit trees, arable land and forest. All the land has been well maintained and is in a very productive condition. Separate to the main building there is a small annex consisting of two mini apartments, a storage shed and a technical room with heating equipment etc. A potential buyer can choose to continue to operate the business, which is very well established having been a featured property in Lonely Planet ever since 2004, or could convert the buildings into a luxury private residence. Some of the charm of the podere is the combination of colours and contours created by the centuries old stonework, especially when the evening sun glances off the walls creating such warmth that you forget the hardness of the stone itself.
The location of the property is just minutes (less than five minutes’ drive) from the historic town of Volterra, which has its roots dating back to Etruscan times. The position offers huge views over rolling hills with fields, olive groves and forests all around. General access is very good with asphalt up to the final 50m from the house and plenty of parking room. Florence is around an hour away, Siena about 50 minutes and Pisa with its international airport is about 45 minutes’ drive. Volterra has all the services you will ever need with shops, supermarkets, banks, restaurants bars and more.
