Historical estate dating back to 1600 in the heart of Volterra countryside consisting of main villa, once private residence of the local Bishop, an annex and a barn, surrounded by a large park where with Italian garden, swimming pool with solarium and olive grove. All this is part of a larger plot of land that extends over 10 hectares and dominates Val di Cecina. The perfect country house with countless potential use.

Location
Volterra is the city of alabaster. A city and a territory of Etruscan origin and meeting point for subsequent historical periods, from Middle Ages to the Renaissance period. An area where there are different scenarios given by different conformation of the land, such as geothermal area of Larderello with its unmistakable boraciferous blowholes, the wild beauties of the Cecina valley and the evocative views of the "Saline di Volterra". The processing of alabaster working made by the hands of expert craftsmen is known all over the world. Wine and local cuisine make it a meeting place for lovers of good food.

Description
The origins of the estate date back to 600s as main residence of the bishop of Volterra. From the top of the hill he could cover the whole area in a single glance. Of course the estate was also a farm, so next to manor house there was the peasants' house and the barn used to store food and hay for the animals.
Main villa covers an area of 600 sqm, resting on large cellars with vaulted ceilings that extend for about 100 sqm, and rises on two floors. On the ground floor living area consists of two lounges, dining room with a richly frescoed ceiling, a large living room, two closets, game room with bathroom, another bathroom and a double bedroom with private bathroom. Some steps down lead to the kitchen, where the old fireplace is still present, from the kitchen directly into the cellars, which can also be accessed directly from the outside.
On the first floor of the villa, a large living room with a decorated coffered ceiling leads to 7 bedrooms, each with private bathroom.
Adjacent to the villa, there is the dependance which has cellars of about 80 sqm on the ground floor and the caretaker's apartment of about 100 sqm on the first floor. In the yard in front of the dependance lays the partially ruined barn of 120 sqm.

State and finishes
The whole estate, while preserving some historical and noteworthy details, needs major renovations to restore and bring it to the splendor it deserves. The heating system is completely missing, a function so far performed by fireplaces and gas stoves, the electrical system must be adapted to current regulations and the bathrooms must be completely redone. Same works also needed in the caretaker's apartment.

Outdoor spaces
Once a country estate, the outdoor spaces remain large and well organized, subsequent works such as the construction of the swimming pool gave the estate a more modern use. The part of land closest to the estate covers an area of about 4 hectares with 600 olive trees, a little vineyard, some fruit trees, the Italian garden and the actual farmyard. Remaining hectares of land are mostly woodland and contribute to conferring majesty on the entire estate.

Potential use
Potential use of this property are numerous, from farm to farmhouse, from boutique hotel to private residence, without forgetting an arts and meditation center, thanks above all to the tranquility and serenity that this part of Tuscany can guarantee.
