Villa Aurora benefits from an ideal location, conveniently accessible and not isolated, while at the same time, completely private. The nearest town is only 500 metres away, while in 5 minutes’ drive you can be in Todi, one of Umbria’s most beautiful historic cities.
The villa is in a hilly location, surrounded by a pretty garden that, like a natural terrace, overlooks the valley with a breathtaking panoramic view of the entire countryside.
Geographically, the location is strategic, and is just 40 minutes from Umbria’s main art cities including Orvieto, Spoleto, Perugia, Spello etc..
The E45 motorway is 6 km from the villa, and in 5 minutes you can merge onto the main highway that takes you conveniently to Rome (133 km) in around an hour and a quarter, and Florence (187 km) in under two hours.
The nearest airport is Perugia S. Egidio, 46 km away, while Rome Fiumicino International is 168 km away, around an hour and 40 minutes.
Description of buildings
The villa has three floors and measures 458 sq.m in total, including the useful 35 sq.m garage, within which there are three sitting rooms (one per floor), a separate kitchen, a study and 4 bedrooms (which could increase to 5 if desired), all with private bathroom, plus a further guest bathroom for the living area.
On the ground floor, there is a pretty living-dining room with high ceiling, which is very bright with large French doors that open onto the portico, which is connected to the kitchen with dining area. The portico creates a covered extension to the living area, opening onto the garden and pool, ideal for dinner outdoors and as a shady area to enjoy the summer months, equipped with tables and a summer sitting room. To the right side of the ground floor, with its own entrance, there are the utility rooms such as the pantry, the laundry, the cellar, the boiler room and the garage measuring 35 sq.m, conveniently connected to the house by an internal hallway, allowing you to park and get in the car without going outside.
From the ground floor living area, a staircase goes up to the first floor, where there is a living room with two arches that enhance the rooms, with the large fireplace in the centre. From here, there is access to a study that directly overlooks the living area of the floor below, which has its own bathroom. The floor also has a bedroom with wardrobe area and private bathroom, also accessible by a second staircase that connects the three floors.
The second floor features another private sitting room, close to the rest of the sleeping quarters, with the master bedroom with bathroom and two dressing rooms, and another two bedrooms, each with private bathroom.
While the house has three floors, the tiered garden means both the ground and the first floor have direct access; there is also access from the second floor via an outdoor staircase, as though it was a first floor.
State and finishing
The villa has been fully restored and is in excellent condition.
The entire building was restored, during which a new roof and new loft spaces were built, retaining the traditional character of Umbrian and Tuscan farmhouses and using original materials such as the old ceramic roof tiles, the exposed stone walls, the wooden beamed ceilings (some of which are the originals) inlaid with handmade, antique ceramic tiles.
A pretty garden measuring around half a hectare (5000 sq.m), surrounds the villa, with a large, tiered open lawn to the front of the house that leads to the pool. The lawn is bordered by rose bushes towards the valley, leaving room for the view which looks out all the way to the hillls. Roses and blooming hedges alternate with tall trees and fruit trees while behind the garden there is an olive grove with around 140 trees that produces excellent quality olive oil. The olive grove is currently looked after by a gardener in exchange for a share of the olive oil it produces.
Use and potential uses
Villa Aurora is the ideal property for those looking for a peaceful, but not isolated place, in which you can enjoy the views of the countryside but still be just 5 minutes from the centre of a historic city like Todi, just 40 minutes from Umbria’s main art cities and an ideal base for visiting all of central Italy, from Tuscany to Le Marche, with Rome only an hour and a half to the south and Florence less than two hours to the north.
The villa is of a balanced size, perfect for a country villa, with the benefit of rooms that allow you to use the house in a flexible way and adapt it according to requirements (family, guests, etc.)
It would also be ideal for those looking to generate an income by putting it on the holiday rental market while not in use, with excellent weekly earnings.
