The lands are generally located between Mountain Road and Highway 26 and are located in an area of existing and proposed recreational residential development and existing recreational amenities including the Monterra Golf Course.PolicyThe lands are designated Residential Recreational Area within the new Official Plan. Appendix 1 also identifies that the lands are partially within an area identified as Significant Woodlands. The lands are zoned Estate Residential (RER(c)) and Hazard (H) within the Township of Collingwood Zoning Bylaw 83-40.Local Official PlanThe lands are designated Residential Recreational Area. The Official Plan provides that this designation recognizes areas within the Town where there is a mix of seasonal and permanent residential and recreational uses; and, recognize areas where some residential uses are located to support and provide access to resort and recreational amenities. Generally the area of this designation would extend along the Georgian Bay shoreline providing a seasonal and permanent residential and recreational function. Permitted uses include single detached dwellings, as well as other unit types.The Development Policies are specific to density and open space requirements within this designation. The Official Plan identifies maximum density and minimum open space requirements. The lands would be considered “All other Areas” and would therefore permit a maximum density of 10 units per gross hectare, with an Open Space component of 40%. The subject lands measure 4.28 hectares, therefore permitting a targeted unit count of 42 units in conjunction with the required open space.The following are the permitted used within the Local Official Plan:B3.7.3 Permitted UsesPermitted uses on lands designated Residential/Recreational Area include:a) single detached dwellings;b) semi-detached dwellings;c) townhouse and low-rise multiple units;d) accessory apartments in single detached, semi-detached and townhouse dwellings subject to Section B2.7;e) bed and breakfast establishments subject to Sections B2.5.1;f) home occupations subject to Section B2.10;g) private home daycare;h) recreational lands and/or facilities in appropriate locations.
