Villa was built in 2016 according to a special project of an architect Riho Jagomägi.
Total area of the first floor is 213,3 m2, which includes 48 m2 garage.
Location of the rooms has been well-planned and is very practical.
First floor includes commonly used spaces and rooms: living-room, kitchen with an island, SPA (swimming-pool with the counter flow, Finnish sauna, aroma-steam sauna, rooms of the swimming-pool and shower room are covered with mosaic ceramic plates. In between the sitting area in sauna thre is an impressive glass floor), wc, laundry room, spacious garage where it is possible to wash a car and a technical room. In one of the rooms of the living-room there is a built-in bio fireplace, which is visible both from the sofa as well as from the swimming-pool.
Large glass doors were installed in the area of the living-room and SPA. SPA area also includes an entrance to a spacious terrace (80 m2).
Total area of the second floor is 118,8 m2 – study room, bathroom, 4 bedrooms, master bedroom includes two walk-in wardrobes and also entrance to a roof terrace.
There are also entrances to this 100 m2 roof terrace from the bathroom as well as from the sliding door in the corridor of the second floor.
A lot of attention has been paid to lightning solutions, intensity of light can be adjusted by special regulators. Ceilings include lightning strips and lightning strip in the living-room can change its color notifying you that the sauna is hot and ready to be used. There is a star sky installed in the area of a swimming-pool and steam sauna. There is a roof window close to the dining table, which provides even more natural light.
There is a central vacuum cleaner and smart home systems installed in the house. Smart home system lets you control the heating, lightning, ventilation, security alarm, automatic curtains and garden/garage doors.
There were no attempts made to save the money on the costs of materials or professional workforce during the construction of this house, which was reviewed and controlled by experienced company. There is a proper basement done. The holding walls are made of FIBo blocks. Those constructions which have to hold more pressure on them are made of precast concrete. Facade of the building is insulated by 200 mm foam polystyrene, which is partially covered vy natural stone. Under the floor there is 200 mm EPS insulation and ceilings are insulated by 300 mm wool.
Windows and doors were made on a special order (with magnetic locks).
The stone area in front of the house is based on 15 cm reinforced concrete basement.
Terrace and garden fragments are made of Siberian larch, which is known to be more beautiful, durable and easy to maintain comparing to the alternative cheaper wooden materials.
All inner walls are made of stone, no gypsum walls were used in the construction! All the documents are in order. House has a usage permission!
Heating system is Alpha Innotec geothermal pump, which is therefore even more effective as there is a Mustjõe stream passing by the border of the land plot on the same depth as the contour of the heating system.
There is a floor heating in all of the rooms on both floors. Additionally it is possible to install sun pannels on the roof (preparation for the installation has been done).
There is also a ventilation system with a function of refund of warm air and windows with good thermal conductivity U = 0,68 W/(m²K)..
The location of the building on the land plot was well-planned. The main goal was to have the inner courtyard separated from the street and to have it as much private as possible. The inner courtyard is embraced by the tree fence.
