The villa is in a beautiful architectural multi storey complex which is not perfectly uniform or symmetrical, having been built during the nineteenth century and later expanded, however this has not adversely affected the overall appearance of the building: The exterior has plastered facades, and the tower has brick facades, while the roof is characterized by brick and clay tiles. The villa is surrounded by paved river stone flooring and more recently terracotta floors. The courtyard directly adjacent to the villa, is elevated above the underlying terracing, it is surrounded at the front by a retaining stone wall which in turn is enclosed by iron railings characterized by a beautiful dual ascent staircase which gives it a lovely sense of movement as well as being aesthetically pleasing.
The interior of the main building is characterized by mixed ceilings, partly vaulted, partly painted vaults and partly wooden beamed with terracotta tiles. Even the internal floors are of mixed materials such as decorated tiles in cement and grit, decorated coloured tiles from the end of the 1800’s to the 1900’s, and original terracotta. The wooden windows and doors are perfectly in keeping with the style of the property (which probably dates from the time it was built or at any other time of restoration/later expansion). There are also exterior wooden shutters.
As described above, beginning with the structure (façades, roof, ceilings, load-bearing walls) and the interior (floors, walls, systems, and windows and doors) are currently in good condition, fully operational and well maintained but undoubtedly require general modernization with the contribution of works aimed at an improvement/preservation of internal and external systems (plumbing, water etc), updating bathroom sanitary ware, with the possibility of integrating techniques designed to reduce energy consumption.
The maintenance status of the external green areas is in excellent condition because the ornamental plants, gardens have been very well maintained with the exception however of the exterior paved area which has deteriorated particularly in the north side of the building and this therefore requires attention. The property is therefore in general in good condition but nevertheless could be improved with work carried out aimed at returning the right "energy" to the property as well as some useful measures to increase comfort, while trying as much as possible to meet current housing standards without altering the property’s personality.
The adjacent brick and stone farmhouse require complete restoration as well as the two outbuildings (former barns). Such buildings have good potential because of their structural style that has remained unchanged since their construction and their location over the Pistoia valley.
