DESCRIPTION OF THE BUILDINGS

The old wine-cellar (1,123 sqm – 12,083 sqft) has been reworked into a new building, including a restaurant (205 sqm – 2,236 sqft), two smaller wine-cellar (554 sqm – 5,991 sqft) for the production and ageing of wine, the reception and offices for the activity (160 sqm – 1,751 sqft), some storage rooms (53 sqm – 600 sqft) and some apartments for the staff (137 sqm – 1,505 sqft).

 

Next to the building there is an ample meeting hall (184 sqm – 1,980 sqft) recently built, divided between two levels and fitted with an air conditioning system.

 

Complex N°1 (710 sqm – 7,640 sqft) includes nine bedrooms (all suitable for at least two guests) to rent out. They are classified into four types with varying level of finishes.

The second building, a two-story construction too, was originally a barn (as proved by the brick pattern). On the ground floor there are two storage rooms (accessible through archways) and a small garage. On the first floor there is another accommodation fort the staff made up of three bedrooms, a bathroom and a living room with kitchenette.

Last, there is a small depot on a single floor with a metal awning.

 

On the outside there is also another building, named ”La Capanna”, including two small storage rooms at one of the extremities and leaving the remaining surface (shared by the tenants and located near the complex of ”La Torre”) to be used as a social recreational area.

 

The complex also features two villas, one close to the other and each fitted with a private swimming pool and outdoor spaces.

 

Villa N°1 (457 sqm – 4,917 sqft), suitable for a maximum of 15 people, is divided between three floors and organized as follows:

• Ground floor: entrance hall, toilette, kitchen, dining room, living room.

• First floor: five bedrooms with en-suite bathroom, bedroom and bathroom. Two of the double bedrooms have a balcony.

Inside the property there are also a derelict building (572 sqm – 6,155 sqft) which could be restored and used as an additional tourist house, a small church (43 sqm – 463 sqft) used as a storage building and a small shed for the electrical transformer (22 sqm – 237 sqft).

STATE AND FINISHES

The property is in excellent conditions and with every renovation the original rusticity of the complex has been preserved. The buildings, once intended as accommodations for the workers of the property, are made up of stone on the outside, while the internal walls have been almost completely plastered, leaving just some bits of visible stone. Roofs are sustained by beautiful wooden beams and floors are covered in terracotta tiles while furniture, realized in woods and marble, dates often back to the 18th and 19th century.

EXTERIORS

The complex is fitted with four swimming pools, two of which private and reserved for the two villas, the others shared by other tenants.

 

The property is surrounded by over 238 hectares (588 acres) of land split between arable land (90 ha), woodland (79 ha), vineyards (36.3 ha), olive grove (17.8 ha for a total of 2,300 trees) and grazing land (15 ha).

The coppice section of the woodland (12 ha) is, as of now, rented out (with a logging right of 2 ha per year for 5 years) for a yearly income of € 7,000.00. The agricultural land (85 ha) is rented out as well for yearly income of € 7,000.00.

 

For irrigation of garden areas (or, in case of emergency, of agricultural land), the property is fitted with rain-water basins.

 

The property land is a wildlife reserve for private use. Talking about agricultural land, it is possible to convert these areas to vineyard, either in order to introduce a crop rotation with the other vineyards existing or to expand the already existing cultivation.

USE AND POTENTIAL USES
