Country House in Toscana, Italy
Beautiful farm with vineyard in Chianti
Located between Siena and Florence in the heart of the “Gallo Nero” Chianti Classico region and consisting of two buildings from the medieval period, sited in a dominant position within the grounds of approximately 18 hectares. The estate forms a part of a prestigious agricultural (wine) business. The property includes two separate buildings, the main house or “Casa Padronale” and a comfortable guest unit. The main house is developed on two floors; the ground floor encloses two beautiful courtyards and consists of a spacious living room with traditional Tuscan fireplace, a generous dining room, large kitchen, office, two bedrooms and a sauna room. Upstairs one finds a large living room/landing and four bedrooms each with en-suite bathrooms. The guest house, also over two floors, provides a living area, one bedrooms and two bathrooms on the ground level with a further bedroom and bathroom on the higher floor. The entire property benefitted from a complete restoration to the highest standard around 10 years ago. The restoration used prestige materials and modern design, while, at the same time, being fully sympathetic to the traditions and styles of the area. Complementing these fine accommodations, the beautiful swimming pool enhances a breathtaking panorama overlooking the peerless timeless Chianti countryside and extensive gardens. The total area of the property is approximately 18 hectares, of which 6 hectares are vineyard, around 3 hectares of arable land and the remaining being made up of woodland. The vineyards produce around 25,000-30,000 bottles per year. The estate is being sold with all furnishings (save a few personal objects), equipment and includes approximately 70,000 bottles of Chianti (includes Classico, Riserva and Gran Selezione) and the estate’s IGT wines.
The property is located toward the southern area of the comune of Radda in Chianti, which places it a comfortable 30 minutes from Siena by car. Florence is within an hour’s drive whereas Rome is about 2.5 hours away. The final kilometre of access to the property is via a gravel road in decent condition and therefore passable by the vast majority of vehicles. The area is rich in cultural sites with some of the oldest Chianti producers within 10-30 minutes’ drive of the gate, the impressive Chianti Sculpture park is just a few km away and ancient Etruscan sites are within walking distance. Local restaurants and ATM are about 2.5 km from the property, shopping is a little further afield but still less than 10 km away. The site of the living accommodations, reached along a Cypress lined drive, is picture perfect, a green oasis within the middle of a classical Chianti vineyard well stocked with local variety Sangiovese vines. The vineyard has been cultivated on the shoulder of a small ridge that gently slopes down to the east, south and west of the property creating the aforementioned dominant position. Moving away from the vineyard the landscape continues to fall away providing a vista of the classic Tuscan countryside that is hard to beat, a vista crowned by the medieval skyline of Siena in the distance and, on a clear day, the brooding hulk of Monte Amiata further to the south.
