The Old Rectory is a Victorian building but with a history extending back to the sixteenth century. When Wordsworth stayed with his friend Rector Robert Jones in 1820, he was so enchanted he immortalised its charm in the poem "A Parsonage in Oxfordshire". Two centuries have passed and the rectory rebuilt and moved, using the original stonework and staircase.

OLD RECTORY
The Old Rectory is a handsome and impressive Victorian property which has been completely renovated by the current owners in 2009 with much attention to detail to create a beautiful family home set in 4.65 acres of gardens and grounds. The house is complemented by a detached two bedroom cottage which has been renovated and presented to the same standard as the main house. In addition, planning permission has been granted to convert and link the outbuilding to the house to create further accommodation. planningregister.cherwell.gov.uk/Planning/Display/17/00068/F.

Arranged over three floors, the particularly light accommodation amounting to 4,490 sq ft, has elegant and spacious rooms with many retained period features including sash windows with shutters, fireplaces and high ceilings. The ground floor comprises a spacious entrance hall with direct access to the garden and the original staircase from the former 16th century rectory. There are two principal reception rooms, a study, cloakroom, utility room, pantry and a welcoming kitchen/breakfast room. At first floor level are the spacious master bedroom suite, three further double bedrooms and family bathroom which also links to one of the bedrooms. Occupying the second floor are two double bedrooms, a further bathroom and storage. Features include three Chesney fireplaces on the ground floor, Mark Wilkinson kitchen, three Fired Earth bathrooms, underfloor heating in the kitchen and master bathroom, power up to gates and CCTV throughout.

SMITH'S COTTAGE
Located close to the main house, Smith's Cottage is 1240 sq. feet. It was built in 1982 by Simms and recently extended and modernised. Downstairs has a sitting room, dining room, kitchen and cloakroom. Upstairs are two double bedrooms and a bathroom.

LAND
To the exterior is a formal West facing garden arranged at the rear of the house which provides a particularly attractive setting overlooking the pretty village Church. The remainder of the land comprises a small orchard and a field on a hill which rises to an unbroken view across the Cherwell valley. The property is approached via a long driveway from the Aynho Road with an electric gated entrance. An outbuilding of 650 sq ft has planning permission to convert it into an extension from the main house.
