duplex penthouse apartments; a two-bedroom Colonial-style sea front cottage;
The Beach House; a multi-purpose building; a generator house containing a 35kw
generator; a water desalination plant; a commercial grade 120-foot “T” dock
with stainless steel hardware and fittings; and, underground water and power
infrastructure complete with internet and phone. All buildings feature
hurricane impact windows and doors.
This first phase of development
(building structures and exteriors) has been undertaken following several years
of diligent work by the existing owners in obtaining the necessary government
approvals, including duty exemptions on construction materials and real
property tax exemptions given pursuant to the Hotels Encouragement Act
Agreement. With only interiors remaining to be completed, the island is primed
for completion as a boutique resort easily accessed from within The Bahamas or
the Southeastern U.S.
Additional features of this
footprint-free tropical escape include a naturally protected cove with 400-plus
feet of sandy beachfront for sheltered mooring. Investments approval also exists for greater
expansion to allow up to 24 hotel keys and 35 villas with related amenities (ie:
restaurant, island shop and water sports). Expansion of a marina & docks
could be applied for by an owner seeking to expand the existing dockage and
boater’s facilities.
