120516SPA73 - Based in the sought-after village of Les Granges, almost equidistant from the ski resorts of Les Menuires (4.7km) and St Martin de Belleville (3.7km), this traditional-feeling chalet has 8 bedrooms, plus an additional converted sleeping area (with en-suite bathroom) off the ground floor entrance hall. With a footprint of around 210 square meters (some of which is under 1.8m in height), the property offers a lot of space for the money and the plot of land that surrounds the chalet (671sqm) gives plenty of outdoor space to match. Previously run as a quality catered ski chalet, there could be scope to maintain an income-generating element, or the property could be retained exclusively for personal use. - With private off-road parking that can accommodate up to 4 cars in front of the property, plus a garage (currently used as a stock room), there is ample room for parking at the property.
In terms of entering the chalet, there are 2 options - one via the first-floor front door or from the ground floor parking and via a storage area with ski racks, a laundry room and access to a self-contained studio with its own kitchenette and en-suite bathroom. The final part of this floor is a cellar area for some additional storage.
Coming up the stairs you access a first communal WC and the main entrance (outside of winter when you have skiing equipment to bring in) to the chalet, plus a second cloakroom. Next, you come into the bright living room with a reception/bar area and a comfortable seating area in front of the fantastic feature fireplace. This area also gives access to the fully equipped kitchen, the outdoor space and the dining room. It is then off this dining room that you access a good-sized double bedroom and its en-suite bathroom, to complete this floor. The outdoor area comprises a great covered terrace (perfect for eating outdoors when the weather permits), balcony and sizeable private garden with a fantastic south-westerly aspect.
The next floor up has a mezzanine TV area with some great views out to the west and then 2 distinct sleeping wings, each with 3 bedrooms and a large bathroom plus a separate WC. These two wings could potentially be slightly modified if required as the walls are mostly just partition walls.
The very top level of the chalet houses one last bedroom with some storage under the eaves and a WC and shower facilities.
Les Granges is a lovely Savoyard village with both more traditional properties and also newer, large chalets, earning the (newer part of the) village the nickname the Belleville Beverley Hills! There are a reassuring number of inhabitants all year round, ensuring that there is always a good atmosphere in the village. The number of high-end chalets means that the winter sees an expansion in the number of people around to enjoy the slopes. Indeed, it is possible to ski back to the village via an off-piste itinerary (which should be undertaken only with professional guidance). Alternatively, the village is on the free bus routes between St Martin and Les Menuires.
For families, there is a children's play area in the village as well as a bus route that serves the local schools, and for those that like the finer things in life, there is a restaurant with 2 Michelin stars within walking distance of the village! Accessing the village is straightforward with Moutiers situated 24km (~30 minutes) down the road and with it the bigger supermarkets and other amenities such as the TGV/Eurostar terminal during the winter months. Lyon and Geneva airports are just over 2 hours away (185km and 187km respectively)
