Kolasin Valleys, the largest mountain resort in the Balkans, is located in the northern part of Montenegro. The project includes 23 hotel and residential buildings and 73 private, exclusive chalets, all designed according to the master plan by Ecosign — the world’s leading mountain resort planning company.
The resort is situated at two elevations: 1450 and 1600 meters. At the 1450 elevation, there are 13 buildings and 45 chalets, while the 1600 elevation features 10 buildings and 28 chalets.
Both levels are interconnected by ski lifts, providing seamless ski-in / ski-out access as part of a unified alpine experience. Kolasin Valleys sets new standards for alpine luxury in the Adriatic region.
Kolasin is currently the fastest-growing city in Montenegro, surpassing even coastal towns. It has become a destination for both seasonal holidays and permanent residence.
In winter, the resort attracts tourists with skiing, snowboarding, rafting, cross-country skiing, snowmobiling, and hiking. In summer, it offers mountain retreats, trekking, rafting, fishing, horseback riding, safaris, canyons, and caves. The resort is also in close proximity to Montenegro’s national parks.
The project zone provides a wide range of entertainment options, including over 30 restaurants, numerous bars and shops, spa centres, fitness clubs, and discos.
The chalets offer 24-hour service, with personal butler and chef services available.
Since 2020, developers across the country, including those from southern regions, have launched projects in northern Montenegro and continue to invest in its development.
Kolasin Valleys has become the main attraction for visitors to northern Montenegro. The high-speed highway, opened in July 2022, connects the capital and airport to the Kolasin ski resort, reducing travel time to approximately 50 minutes.
The second phase of highway construction will be completed within the next three years, bringing travel time from Belgrade to Kolasin down to less than three hours.
Since February 2024, the first hotel, ”S” (branded Swissotel), has been operational. The construction of two additional hotels (”D” and ”E”) is expected to be completed by spring 2025. Building ”Q” is set to be completed by winter 2025, with buildings ”R” and ”B” to follow by the end of 2025. 2024 also marks the start of construction on the site where the buildings N, O and P (at the 1600 elevation) are going to be located.
We have also started the construction of Building C at the 1450 elevation. The first 4 exclusive chalets are now fully completed, and additional 10 chalets are now being built too and will be finished by the end of 2025.
Buildings D, E, S are completely sold out, we are now selling buildings B, Q and R (which are also sold to some extend).
We have just also launched the pre-sale and started to sell the C building (Hotel *B) at a special prices of 5,000 EUR per square meter (only the 1st floor) which will be valid until the end of 2024.
The exact price of each chalet is determined individually, based on the size of the chalet, plot of land, and client specifications.
Each chalet combines the high standards of European mountain villas with modern leisure concepts, some of them featuring a passenger lift, service lift for food delivery to upper floors, and a private spa complex with a sauna, hammam, swimming pool, gym, and massage room. Additionally, staff rooms and second kitchens can also be provided in line with the individual plan of each chalet. Most of the chalets include underground parking and all of them offer direct access to the ski slopes.
