An offer like this one is absolutely unique. If you are looking for a professionally equipped and beautifully maintained horse husbandry centre, then this amazing complex will be right up your sleeve. The design and construction, completed just over eight years ago, not only focused on creating a great environment for the horses but also hugely considered the owners living here and visitors. In this magnificent and secluded location in the rural area around Eefde, near Gorssel, the current owners saw their dream of having a professional horse husbandry centre come true. When they bought the land, it only contained a robust, thatched farmhouse dating back to 1931, which had recently been completely renovated. The imposing farmhouse with a U-shaped layout around a courtyard had already been beautifully restored and modernised. Under the supervision of the current owner, all the equestrian facilities and the livery stables were newly built in 2012 and 2013. And it is crystal clear that everything was done to perfection. The complex and facilities were designed to ensure that the facilities offer optimal conditions in every small detail for both the animals and humans – in that order. One of the outbuildings contains 44 stalls of 3.5 x 3.5 metres each, separated by broad corridors, an indoor arena of 20 x 40 metres with a so-called “high and low tide” floor system and lots of natural light, a washing and grooming area plus a solarium for multiple horses, a beautiful tack room, a blanket room, and a separate feed storage. On the first floor, visitors can relax in the cosy canteen while they watch the riders in the arena. The complex also includes a comfortable studio with a private entrance to house a groom or intern. Outside, the area directly surrounding the arena is paved and elegantly landscaped. There is a lawn with picnic tables between the trees, overlooking the outdoor arena of 20 x 60 metres, also with a high and low tide floor system. Furthermore, the complex includes a horse walker for six horses and a 15-metre lunge arena with a high and low tide floor system. Behind the riding hall are the manure storage pit and a large barn for storing hay, straw and equipment. A total of around 4.5 hectares (over 11 acres) of pasture lands is divided into smaller plots fenced off with wooden and electric fencing. Another solid oak barn offering parking space for multiple cars, a garden room and storage space arose behind the farmhouse. This is where active outdoor living and all the comfort of having a wonderful, cosy and modern home go hand in hand. The farmhouse has a floor space of 365 m2, divided over two floors. The heart of the home is the large kitchen-diner with all the mod-cons one may need. The former stables were converted to create a stunning living room where the old stable doors were replaced by a glass façade to fully enjoy the vast views of the equestrian facilities and the stunning countryside. The large fireplace, the authentic oak beams, and the natural stone floors all add to the cosy and rural atmosphere. The kitchen leads to a laundry/utility room. The front part of the house offers two large bedrooms and a luxuriously finished bathroom. The other five bedrooms, the family bathroom, and a nursery are all on the first floor. A separate wing, which can be accessed from both the dining area and from outside, includes six more solidly built stalls. The garden surrounding the farmhouse includes an orchard, several nut trees, and various terraces. This unique property is a dream for those who seek an opportunity to combine horse riding and husbandry with all the comfort and tranquillity of outdoor living in a picturesque, rural environment. The area also offers all other amenities like shops, schools, sports accommodations, and many cafés and restaurants. The Hanseatic cities of Deventer and Zutphen with their wonderful historical centres, as well as the A1 and A50 motorways towards Arnhem, are within easy reach as well.
