Description

What may well be the most exclusive private home in Borås is located on Älvsborgskullen Hill, and was built between 1919 and 1920 by Jean Braconier, who served as Chief Judge of the District Court.

The palatial home that bears his name was architecturally designed in the style of National Romanticism. It subsequently served as the Göta Nursing Home, and was later used by various businesses. Since 2000, the property has once again become a private residence, but can easily be converted for business or commercial use. The house has 23 rooms, including six bedrooms, several offices, a conference room, a library, dining room, salon, studio, gym and a wine cellar, as well as a three-car garage and a fantastic spa with a steam bath and Turkish bath, to mention just a few of the attractions of this property. The geothermal heating system with its six bore holes ensures low operating costs.

A stone stairway leads to an inviting hall with direct access to the more public rooms. The latter feature fine wooden and Öland stone limestone floors. There is also a stairway from here to the upper floors. Off the hall, you’ll also find a cloakroom and two guest lavatories. The library exudes classical style, with a fireplace and a door that leads out to a large balcony. Next comes the salon with its cosy oriel. Continuing on, you then enter an impressive conference room with maplewood doors. The magnificent dining room has many windows that face the paved terrace, and next to it, is an office with a private entrance. Finally, this level includes a luxurious kitchen, with a gas stove, fireplace, refrigerator, freezer, microwave, coffeemaker and dishwasher, as well as Öland limestone counters and flooring. In addition, there is also room for a large dining table. There is a staircase from the kitchen that leads both to the lower and upper levels.

The stairway to the second floor leads to a spacious living room with a door out to a balcony. Close by are two large bedroom, one of which has a tiled stove. Both bedrooms have immediate access to a very exclusive bathroom with marble floors, a double hand basin, a shower stall, bathtub, tiled stove and a toilet. There are two additional rooms that can be used as bedrooms or offices. These have an adjacent bathroom with marble walls and a shower area. In addition, a spacious dressing room and a laundry area round off this level, large areas of which have fine wood flooring.

The top floor has large areas that are divided into different sections. This level includes the studio, a family room, two bedrooms or offices, a kitchen with a stove, as well as a washing machine, dryer, drying cabinet, storage areas and a bathroom with a shower.

The cellar has an entrance that leads from the garden to a spacious room that has a fireplace and an oriel. Next to this room, there is a winter closet and a machine room. To the left there is a music room, dog grooming room and a large gym, which, in turn, leads to a steam bath, Turkish bath and shower section, with ceiling spotlights, and mosaic wall and floor tiles. There is a laundry section with a washing machine, dryer, toilet and hand basin. The wine cellar has many metres of shelving, as well as an outstanding wine-tasting room. Much of this level has brick flooring.

The three-car garage is built in the same style as the house, and the paved driveway offers room to park many cars. You can even bake bread in the fireplace that’s located in the glassed-in gazebo. There is a lush garden with many areas that feature beautiful stone paving, balconies and terraces. The garden has an electronically-operated gate and offers you plenty of privacy. The Braconier House, with its century-old history and its area of 1,230 square metres, divided into 23 rooms, is, without a doubt, one of the most remarkable private homes in Borås.
