All chaukhats are hand crafted from interiors of Kumaon making it even more stunning. Doors are beautifully handmade of Deodar wood with hand painted glass. The cottage has a beautiful landscaped garden with water body & waterproof lights at steps made of local stones leading to the main cottage. The garden boundary is surrounded by high exotic trees, fruit trees & approaches for the Ghodakhal forest land. High retaining walls are built all along the property, also, protecting the back side of main cottage from Soil Displacement, Forest Water & Forest Fire. It has a complete 24 hours water supply with three underground water tanks of 35,000 water capacity. Three bedrooms with attached dressing & toilet, two large living rooms/one dining room with spacious kitchen & attached utility room. The ground floor offers an additional powder room. First floor has 3 small rooms attached to the living room and sky lights. Also, additional bedroom/dressing/toilet can be made in the first floor. Both floors have fire place and the main cottage has two large ve/randas overlooking the forests and tea gardens.
There are units in the cottage where you can customize and make changes. The first unit covers an area of 4050 sq.ft. and has three floors structured with stone cladding on all exterior walls. The ground floor has two large rooms & provision for toilet & kitchen area & the first floor & second floor have been designed for one bedroom studio apartment with ample separate parking area.The second unit structure has five rooms on two floors with two cubicle toilets & kitchen counters. The above unit was made as proposed staff quarters, gym & storage area to the main building. The third unit structure has two rooms with provision for toilet & kitchen area.
Advantage of land is it does not fall in L.D.A. area & by-laws & attached behind it is Ghodakhal Forest land where Construction activity can never take place in the future.
