Lilla Hällby Manor occupies a beautiful location in the countryside of Uppland, about 50 kilometres from Stockholm, Uppsala and Västerås, and only 40 kilometres from Arlanda Airport. Lilla Hällby Manor has a long and eventful history with origins that date back to 1765. In addition, the property contains ancient remains from the Iron and Bronze Ages, and has been cultivated ever since the time of the Vikings. The properties are located in the midst of extensive and open fields with small groves and large areas of deciduous and coniferous forest. The elevated location of these properties affords them a commanding view of the surrounding countryside, which contributes to the fine impression they make.
The total land area of these properties is about 128 hectares, and consists of about 31 hectares of pastureland, 95 hectares of forests and 2 hectares of miscellaneous land. The pastures have been left in their natural state and are ecologically valuable. The forested areas have been grazed since the 17th century. There is excellent hunting here and abundant game, including elk, fallow and roe deer, wild boar, pheasants and various small animals.
The property designated as Håbo Hällby 2:1 has 14 buildings of various origins and types. These buildings are concentrated and centrally located on the property and can be reached by a gravel road with lighting. The main building was constructed in 1909, and assumed its current appearance after an expansion that took place in 2009. The main building has a rectangular shape with two storeys, and the residential area is about 300 m2, divided into eight rooms and a kitchen, as well as several wet rooms. The adjacent pool house is used as a spa and sauna. The other buildings include two residential houses, a guest house, riding stables, two stables and a barn with 14 stalls, 10 loose horse boxes, a storehouse, storage buildings, a kennel, two hangars and an earth cellar. The property also has a riding track, bridle paths and a runway for planes.
The standard and condition of the buildings are deemed very good for their respective uses and origins. Generally, heating is by geothermal sources and heat exchangers.
The area of the properties, and the buildings on them, in combination with the tranquillity and the natural beauty of the Uppland countryside, have all the ingredients for attractive living and a successful business along the line of the present one. The history of the manor, which is made manifest by its rich collection of period details and is complemented by various modernizations, adds both atmosphere and value.
