Bagno-a-Ripoli is one of the most sought-after residential areas in the immediate vicinity of the center of Florence, well-developed infrastructure, proximity to the city and to all necessary services make this place optimal for living with a family. The farm is located on one of the closest hills to Florence, just 10 kilometers away from the historic center of Florence, which is easily accessible by public transport or car. Siena can be reached in less than an hour, and the proximity to the Chianti area makes it possible to make small gastronomic trips every weekend, discovering something new and interesting.
The main villa of 380 sq m has two levels. The main entrance leads to an area that was once the old stable and now converted into a large living room, where a special place has an old billiard table and a fireplace from the time. The second living area consisting of three large rooms characterized by big windows overlooking the exclusive garden; on the same floor there are also guest’s bathroom, the large eat-in kitchen served by the pantry and a double bedroom. A comfortable internal staircase leads to the first floor where there is a comfortable sleeping area consisting of five bedrooms of different sizes, all with their exclusive bathroom. To complete the property there is also a 20sqm “lemon house” that can be converted into an extra house for service people, spa area or summer kitchen.

The company is spread over a total area of 18 hectares with about 5000 olive trees, partly flat and partly on slightly steep terrain interspersed with dry terraces; the olive cultivations are specialized and include plants both of ancient residence and of regeneration after the great freeze of 1985; the new olive trees already in production have been planted with a mono cultivar selection and with a methodology which, if necessary, can be used to harvest olives either with a traditional manual method or partially mechanized.
The main olive types are Frantoio, Moraiolo and Leccino. The average annual production of oil is around 10/13 tons. The viticulture, almost all newly cultivated organic cultivars, represent, with an area of about 0.5 hectares, the stimulus for the production of highly qualified “IGT” wine. Authorization was granted to plant another 5000 square meters of vines by 2020 as well as to various fruit trees.
Fruit production is mainly centered on Dottati and Brogiotti figs, apricots and cherries. The entirely clayey lake basin of about 2000 square meters ensures the Company a water deposit of about 6000/7000 m³ and the possibility of a plant for fish and salmonid farming and sport fishing. The land is mainly made up of clay and Alberese, the exposure is facing north-west.
For guests were created a large jacuzzi with a mini swimming pool from where it’s possible to admire the Cathedral of Florence.
State and finishes
The villa is in excellent condition recently redeveloped in all its parts and is ready to be lived to the fullest.
