Your own estate and villa just outside Amsterdam
On a shady bend in the Angstel, the river that connects the Amstel with the Vecht, lies the centuries-old estate of Donkervliet. The monumental villa is situated on a hectare of park and garden and is undoubtedly one of the most beautiful houses in the area. Back in 1734, Maria de Neufville called it ‘a nice hangout': an affectionate understatement that many proud owners have continued to use over the centuries. The villa was built in 1890 on the foundations of the old Donkervliet estate, dating back to 1640. Only the cellars and the monumental gate still remind us of that time. Around 2000 the house was thoroughly renovated and restored to its original grandeur. There is a large outbuilding which, in addition to a good-sized sauna, also houses a squash and sports hall. Of course there is a shed to store all the tools to maintain the large garden and pond. There is a facility for the boat at the river, while the friendship flag flutters on the pole on the platform.
The current residents have transformed the estate into the hospitable country estate it used to be. The building has been restored to its original state with care and affection. The gardens have been 'deforested' and the rose beds are back. Behind the monumental front door are the hall and the staircase, with on the right side the sunny, 4 meters high living room and on the other side the library with the conservatory. At the rear of the house are the kitchen, pantry and back hall. On the first floor are the master bedroom with balcony overlooking the garden, two large bedrooms, two bathrooms and a dressing room. The second floor is the attic, with a height of almost 7 meters in the ridge. With a floor surface of 108 square meters, there is plenty of space to create another four rooms, a play or hobby room or even an apartment for an au pair. Finally, the cellars accommodate a spacious wine cellar, the laundry and boiler room.
National monument with tax benefits
Donkervliet is an estate with recognised status as a landscape asset(NSW) and the house is a national monument on the outside. The two aspects together entitle the owner to significant tax benefits, with all maintenance and costs tax-deductible, no transfer or inheritance tax, and the availability of substantial subsidies. This makes living at Donkervliet particularly attractive, especially since the interior of the monument can be modified and redecorated according to your own taste.
Living and working
Besides living at Donkervliet, it is also a great place to work. The annex can easily be converted into an office, for example. There is room to build on the estate, while the Villa itself can also accommodate a home office, for instance in the library or in the attic as a studio with lots of natural light.
