Common area improvements include new driveway sump pump and drain to street, new sprinkler system with automatic controls, new exterior lighting. Some roofing work will need to be done. Maybe total roof replacement.
820: 2br/1ba. Occupied, but we have added new maple flooring, central HVAC, and interior garage access. Also, the tenant has agreed to a $150/mo. rent increase (not reflected in rent roll) in exchange for new front door, new laundry closet, new laundry machines, and new tankless water heater.
