Our stunning ”Villa tramonto” welcomes you!

The Villa overlooks over 20 private acres and is surrounded by rolling wooded hills and lush lawns. Completely renovated, the farmhouse is built on a sloping rise and occupies the highest point.

The pool along with a furnished covered patio and wood-fired barbecue occupy the lower level. Shade trees are everywhere, providing cool, rustling breezes and total seclusion. Among the sheltered privacy, there are also strategic clearings showcasing views of one of Tuscany’s most precious assets: its evocative and unspoiled countryside. The widest panorama is from the furnished patio of the villa.

This farmhouse offers authentically restored yet comfortable interiors for modern living. A well thought out space distribution creates plenty of space with the living room and dining room opening into each other. The entire farmhouse has terracotta floors, exposed beams and brick vaults.

Everything was expertly renovated in 2007 in a rustic Tuscan style as desired by the property with air conditioning and mosquito nets in all wooden window frames with thermal glass. Air conditioning is found in all bedrooms, the living room, dining room and billiard area.

The property consists of three farmhouses, an annex of approximately 100 m2 used as a garage, a swimming pool with gazebo and barbecue, an artificial lake and a well.

MAIN FARMHOUSE
The main farmhouse is spread over 2 levels for a total of 580 m2, on the ground floor we find the lounges with sofas and large fireplace, the large dining room, the billiard room, the spacious kitchen again with fireplace, the first double bedroom with bathroom and two service bathrooms with hallway for guests.

The internal and external staircase leads to the 1st floor where we find a living room with ornamental fireplace and mezzanine with access to the external staircase, the service room and 5 double bedrooms all with private bathrooms.

SECOND FARMHOUSE
The Second Farmhouse has a surface area of approximately 100 m² and is also divided into 2 floors where on the ground floor we find a living room with fireplace, double bedroom with private terrace overlooking the swimming pool and bathroom with shower. The internal stairs lead to the first floor where there is a built-in kitchen, a second double bedroom with private bathroom and a second panoramic terrace created above the laundry room.

THIRD FARMHOUSE
The third farmhouse has a surface area of approximately 140 m² and still needs to be renovated.

OUTDOORS
Outside in the pool area, a barbecue with oven and grill has been created with a large gazebo covering the stone table specially created for parties, the view enjoyed from the relaxation area is spectacular.

An artificial lake was created to irrigate the large garden in addition to the convenient well just a few meters from the swimming pool. The surrounding land can reach up to a total of 20 ha non-continuously.

The structure suitable for families is also an excellent investment as it is already included in the international holiday rental circuits with excellent profitability.
